Our client is looking to appoint a Senior Property Portfolio Manager to join their team in South West London. This is a senior, hands-on opportunity for an experienced property professional to take responsibility for a diverse portfolio of residential and commercial assets across London. The successful candidate will oversee the day-to-day management and performance of the portfolio, while working closely with landlords, investors and external advisers on asset strategy, development, refinancing and wider property initiatives. The role will also involve supervising and supporting junior property management staff, managing key stakeholder relationships and coordinating a broad range of operational, legal and project-related matters.

Key Responsibilities

  • Take overall responsibility for the day-to-day management and performance of a diverse portfolio of residential and commercial properties.
  • Manage relationships with tenants, landlords, investors and other key stakeholders.
  • Oversee lease and tenancy administration, ensuring key dates, obligations and documentation are accurately managed.
  • Deal with tenant enquiries, operational issues and property matters in a timely and professional manner.
  • Coordinate maintenance, repairs, inspections and planned works across the portfolio.
  • Ensure properties meet relevant statutory, regulatory, health and safety and compliance requirements.
  • Monitor property performance, including occupancy, rental income, service charges and operational expenditure.
  • Prepare regular portfolio and management reports covering occupancy, income, expenditure, performance and operational matters.
  • Supervise, support and guide junior members of the property management team.
  • Work closely with landlords and investors on asset management strategies and initiatives.
  • Support portfolio refinancing activity and provide relevant property information and documentation as required.
  • Manage and support residential and commercial lettings, including marketing, tenant sourcing, viewings and onboarding.
  • Maintain strong relationships with contractors, suppliers, managing agents, estate and block managers and other third-party providers.
  • Liaise with solicitors and other legal advisers on property-related matters, legal enquiries, leases, licences and associated documentation.
  • Work with external valuers, coordinating access and providing property information and supporting documentation.
  • Coordinate with project managers, planning consultants, architects, surveyors and engineers on ongoing projects and new development schemes.
  • Support development management activity and wider asset optimisation initiatives.
  • Identify opportunities to improve property management processes, systems and operational efficiency.
  • Maintain accurate and up-to-date property, tenancy, lease, compliance, financial and performance records.
  • Support the wider team with property-related projects and strategic initiatives as required.

About You

Our client is looking for an experienced property professional with a strong background across property and asset management, ideally with exposure to both residential and commercial portfolios. You will ideally have:

  • Strong property and asset management experience, including landlord and tenant relationships, lease administration and portfolio oversight.
  • Experience managing residential and commercial properties and understanding the different operational requirements of each.
  • Strong knowledge of property operations, including maintenance, contractors, health and safety, compliance and service charge or budget management.
  • Experience across residential and commercial lettings, including marketing, tenant sourcing and onboarding.
  • A good understanding of relevant UK property legislation, regulations and industry best practice.
  • Experience dealing with solicitors, valuers, surveyors, architects, project managers, planning consultants and other professional advisers.
  • Strong communication, negotiation and conflict-resolution skills, with the confidence to manage a diverse range of stakeholders.
  • Previous experience supervising or mentoring junior property management staff.
  • Excellent organisational and time-management skills, with the ability to manage multiple properties, priorities and deadlines.
  • Strong attention to detail and a proactive, solutions-focused approach.
  • Confidence using property management software, CRM systems and Microsoft Office, with the ability to analyse and report on basic property data.
  • Previous experience within the London property market is highly desirable.
  • A relevant property or real estate qualification would be advantageous.
  • The ability to work across London as required and maintain a professional, client-focused approach.
