FM Service Delivery Manager
Salary: £50,000 - £60,000 DOE
Location: Hertfordshire
Our client is looking for an experienced FM Service Delivery Manager to take responsibility for the effective delivery of facilities and maintenance services across a diverse residential and commercial property portfolio.
This is a hands-on operational leadership role, managing an in-house maintenance team alongside external contractors and service partners. You will ensure planned, reactive and preventative maintenance is delivered safely, efficiently and to a consistently high standard, while maintaining strong compliance, customer service and operational performance.

As FM Service Delivery Manager, you will:

  • Lead, coach and develop an in-house facilities and maintenance team.
  • Take responsibility for the day-to-day delivery of FM and maintenance services across multiple properties.
  • Plan and prioritise planned, reactive and preventative maintenance activities.
  • Manage external contractors and service providers, ensuring works are delivered on time, to specification and within agreed SLAs.
  • Monitor KPIs, SLAs and service performance, identifying areas for improvement.
  • Carry out site visits, service audits and quality inspections to maintain high standards.
  • Ensure properties remain safe, compliant, operational and fit for occupation.
  • Manage FM and maintenance budgets, monitor expenditure and identify cost-saving opportunities.
  • Ensure statutory compliance, Health & Safety requirements and maintenance standards are consistently met.
  • Maintain accurate records and oversee the effective use of CAFM/property management systems.
  • Develop and improve FM processes, procedures and service standards.
  • Drive continuous improvement across service quality, efficiency and customer satisfaction.
  • Work closely with Operations, Finance and Customer Service teams to support wider business objectives.
  • Provide hands-on operational support and manage escalated maintenance or service issues when required.

About You

You'll be organised, commercially aware and customer-focused, with the ability to manage competing priorities across multiple sites. You'll also be confident using KPIs and operational data to drive performance and continuous improvement.

  • Minimum 5 years' experience within Facilities Management, Maintenance or FM Service Delivery.
  • Proven experience managing in-house teams and external contractors.
  • Experience delivering FM and maintenance services across residential, commercial or mixed-use properties.
  • Strong knowledge of planned, reactive and preventative maintenance.
  • Experience managing SLAs, KPIs, contractor performance and service quality.
  • Experience managing operational budgets and controlling costs.
  • Good understanding of statutory property compliance and Health & Safety legislation.
  • Experience with RAMS and COSHH assessments.
  • Strong communication, stakeholder management and problem-solving skills.
  • Experience using CAFM, CMMS or property management systems.
  • Full UK Driving Licence.
  • NEBOSH
