My client is a private landlord with a diverse portfolio of residential and commercial properties throughout Greater London and nationwide. They are looking for a highly motivated Head of Property Management to run their team.
Duties:
- New Build Handovers, completing snagging reports.
- Pre-Tenancy checks.
- Arranging Routine maintenance visits.
- Obtain references and provide landlord references to outgoing tenants.
- Issuing works orders and daily monitoring of outstanding works.
- Management of property float; accuracy is vital.
- Arrange the property emergencies cover for the tenants 24 hours a day, seven days a week, 365 days a year.
- Signing off third party maintenance invoices and property related charges for payment by accounts.
- Arrange a pre and post tenancy clean.
- Property visits following a full inspection report to the landlords.
- Arrange Gas Safety and Electrical Test.
- Maintain approved contractor list / third party relevant qualifications and insurances.
- Transfer all Utilities to the appropriate name.
- Handing the keys.
- Dealing with third parties contractors, concierges and Building Managers.
- Ensuring that the property meets Health and Safety Compliance requirements.
- Registering deposit with the Deposit Scheme.
- Arrange to oversee the contractors and any refurbishment projects.
- Arrange Inventories/check ins and check outs.
- Manage end of Tenancy.
- Court attendance for Possession of the Property.
- Serving Legal Notices, Legal Action Letters & Dealing with evictions.
- Conduct end of tenancy deposit settlement including deposit negotiations; needs experience in deposit disputes and statutory declarations.
- Management of the property during vacant period.
- Deal with the insurance claim.
- Making sure the service charges and ground rent are paid on time.
- Must have excellent customer service.
- Should be familiar with HMO Licence/selective licence applications.
- Must be able to manage landlords' and tenants' expectations.
Requirements:
- 5 + years of Property Management experience.
- Ability to organise and prioritise one’s workload.
- Be able to display a high level of verbal and written communication.
- Team player with a positive and can-do attitude is essential.
- Hardworking and productive individual.
Days and Hours: Mon - Fri - 9 am - 6 pm - 1 Day Working from Home
Salary: £55,000 to £60,000
