The Senior Design Manager - Mechanical is a pivotal ‘subject matter expert’ (SME) role leading the mechanical discipline within the wider QTS European Development Group. This role will manage pre‑construction and construction activities for select campus and development projects. Throughout the pre‑construction and construction, this role will engage daily with internal design managers, external consultants, contractors, commissioning agents, vendors, and DataCenter Operations. The position will also act as a liaison both internally and externally for those other consultancy services outside of design to include but not be limited to: Project Managers; Cost & Schedule Consultants; Local Authority Officers; and Hyperscale Customers where required.

Responsibilities:

  • Manage subordinate Design Managers as well as key projects on campus(es) and maintain updated budgets, schedules, and status reports for each.
  • Selection and management of AE consultants within proposed and ongoing projects.
  • Create and communicate design updates on development program & project status monthly, suitable for executive level reviews presenting information in a manner to support efficient decision making.
  • Work with QTS stakeholders, design and construction teams to create a master development design program for site(s), including a complete campus design solution.
  • Manage design input into planning and permitting needs for each assigned campus/individual project(s).
  • Implement and manage design input on multi‑phased site development plans to achieve time, budget, and quality standards in a predictable fashion.
  • Continuously update a campus master plan and assist with the update of QTS’s European Freedom and any other design standards.
  • Write scopes of work for design, design support throughout construction and commissioning & participate in procurement and project cost estimates.
  • Review of the Basis of Design (BoD) and subsequent RIBA stage project document issues ensuring design compliance to QTS’s European Freedom standards.
  • Coordination of page‑turn reviews with subsequent input/incorporation of internal stakeholder comments and alignment of Project Teams input into the QTS design gating process.
  • Work closely with the strategic procurement team on equipment procurement and delivery process.
  • Engage with the Project Management and Quantity Surveyor teams both internal and external to ensure full visibility via the design change order process assessing potential impacting against the approved project budget (BTT).
  • Project technical submittals and ensure these are closed out by the Project Team in a timely manner, providing point of contact for escalation and/or clarification for the Project Team.
  • Establish project design schedules and manage design teams to ensure on‑time completion.
  • Review the production and content of design change order requests from both consultants and contractors.
  • Collaborate with Sales/Solutions Engineers and Product teams to aid in custom deal solutioning for prospective clients within the applicable schedule and budget constraints for any particular location.
  • Establish and maintain relationships serving as liaison with key QTS stakeholders.
  • Create & build relationships that enhance QTS’s ability to be a leader in creating the World’s ‘Most Valuable Data Center Real Estate’.
  • Prioritise critical issues in high‑volume communications, ensuring cost, risk, schedule, and quality pressures are addressed.
  • Review all mechanical deliverables for technical content, quality and adherence to code/standardisation requirements.
  • Conduct mechanical development reviews to ensure all projects adhere to QTS’s mechanical specification and standards.

Basic Qualifications:

  • Bachelor’s degree in science or engineering or equivalent professional experience.
  • Either mechanical DC or highly serviced/critical engineering design experience.
  • A minimum of 3 to 7 years’ experience of hyperscale sized mission critical building facilities delivery ideally in a multi‑disciplinary design environment.
  • Experience with Bluebeam, Revit, BIM 360, ACC, the Microsoft Office suite of programmes and an ability to communicate program updates to executive level.

Preferred Qualifications:

  • MBA, Master’s in Engineering, Management or related Engineering field is desirable but not essential.
  • Professional registration as a Chartered Mechanical Engineer is again preferred albeit not essential.
  • Broad understanding of adjacent disciplines - CSA, MEPH, ICT.
  • Experience interfacing directly with Hyperscale customers.
  • Prior experience working with local authorities or regulatory bodies.

Knowledge, Skills & Abilities:

  • Substantial mechanical design engineering technical expertise.
  • Experience within a critical engineering design consultancy.
  • High level of construction management experience.
  • Ability to manage delivery of complex technical deliverables.
  • Excellent written and verbal communication skills, with the ability to convey complex technical concepts clearly to diverse stakeholders.
  • Familiar with full project life cycle from: due diligence; planning; design; permitting; construction and commissioning to IST.
  • Extensive design management experience and familiarity of multi‑disciplinary subject matters to cover the key technical areas relevant to the data centre industry inclusive of all CSA, MEPH and ICT biased design disciplines.
  • Familiarity of gating processes/change control within an Owner Operator Development organisation.
  • An ability to travel within both Europe and the US which could be up to 25% of the time.
