About the Role
The Commercial Management function at WeWork oversees estimating, procurement, and cost management services for all Capital Projects, covering all stages, from inception to design, construction, and financial close‑out. We are currently searching for a Commercial Management Lead to supervise these operations in the European markets (Amsterdam, Barcelona, Berlin, Dublin, Frankfurt, Hamburg, Lisbon, London, Madrid, Milan, Munich, Paris, Prague, Warsaw) and support globally as needed. The ideal candidate should manage multiple projects of varying scale, meet deadlines, work within budgets, and collaborate effectively across diverse teams.
Main responsibilities
- Support the Commercial Management Director to oversee commercial governance for all capital projects throughout the entire project lifecycle for WeWork across multiple product lines for the European markets and globally as needed.
- Lead all commercial activities, including estimating, budgeting and forecasting, issuing RFPs, preparing and awarding contracts to trade contractors within approved budgets, tracking expenditures, evaluating change orders, and managing new development and member customization projects.
- Create and communicate preliminary feasibility cost plans and detailed construction estimates, conduct Value Engineering, advise on cost‑saving opportunities, and recommend improvements to estimating procedures.
- Provide support and leadership to design, development and consultant teams to ensure best practice, best value and Design‑to‑Cost strategies are achieved.
- Establish, advise and deliver best value through procurement and tendering activities, lead procurement strategies and the capital projects delivery model in line with company policies.
- Identify and select framework suppliers, ensure accuracy of proposals and estimates, and recommend bids.
- Ensure all construction contracts are competitively bid, awarded at best value and minimum risk.
- Advise on proposed commercial terms for all construction contracts.
- Assist the Legal Team with contractual disputes and advise on mitigation measures.
- Identify, raise and resolve project cost risks using standard company processes and systems.
- Assist in implementation and improvement of all cost control and management processes, strategies, etc.
- Update in‑house and localised Cost Catalogs, Benchmarking data and Pricing data.
- Identify cost trends to assist management in cost reduction and process improvement efforts.
- Review the existing pool of vetted vendors and add new vendors as required to ensure competitive pricing and a quality vendor group.
- Perform administration works associated with the assigned commercial management responsibilities.
About You
- Bachelor’s degree in Construction Engineering or Management or equivalent work experience is required.
- 3-5 years of general construction estimating experience in commercial interior fit‑outs.
- 3-5 years of experience in bidding, leveling, negotiating and awarding construction contracts (lump sum, negotiated work, pre‑construction services & GMP).
- Fluent in English and at least one other language (German, Italian, Dutch, Polish, Spanish, French).
- Well‑developed estimating, financial analysis, budgeting and computer skills are required.
- Excellent take‑off skills with Procore, Bluebeam, Revit or other similar software.
- Good knowledge in contract management and commercial management.
- Impeccable interpersonal and negotiation skills, verbal and written.
- Highly resourceful problem solver and quick learner.
- Consistently meets deadlines.
- Strong time‑management skills and experience managing multiple projects simultaneously.
- Reliable, focused, and detail‑oriented.
- Excels under pressure and maintains a calm demeanor at all times.
- Ability to work independently and cooperatively in a fast‑paced environment.
- Computer skills using Microsoft Office, Google Workspace and ERP systems such as Workday; Procore Estimating, Bidding, Project Management, Financials is a plus.
