Position Overview
The Business Insight Manager delivers data‑driven insight to support asset performance, investment decisions and strategic growth across the UK and International portfolio. The role owns the development and application of advanced analytics, proprietary datasets and market intelligence to inform Asset Management, Acquisitions, Disposals and Value‑Add Investment decisions.
Key Responsibilities
- Driving Methodologies and Datasets
- Accountable for the innovation, development and continuous improvement of data methodologies, datasets and insight tools, strengthening decision‑making, asset performance evaluation and strategic execution across the UK portfolio.
- Owns the rollout, integration and effective use of mobile, banking and ANPR data, ensuring these datasets are embedded into performance analysis, catchment assessment, affordability modelling and asset management decision‑making.
- Leads the development of a data‑led culture within the UK business, championing the use of research, analytics and insight across Asset Management, Investment and senior leadership to improve decision quality and outcomes.
- Accountable for the development and maintenance of Asset Management dashboards, working with internal teams and external partners to surface relevant portfolio and market data in a timely, decision‑ready format.
- Advises on the identification and implementation of AI and advanced analytics use cases within Asset Management, partnering cross‑functionally across Realty Income to drive responsible adoption and measurable value.
- Asset Value Analytics
- Accountable for embedding data and insight within Asset Management to drive asset value, ensuring analytics directly inform leasing strategy, redevelopment initiatives and capital allocation decisions.
- Owns the application of catchment, consumer and retailer analysis to assess development potential for extensions, refits and redevelopment projects, translating insight into clear outputs for executive reporting and Board‑level decision‑making.
- Responsible for enabling Asset Management to attract high‑quality retail, food & beverage and leisure operators, leveraging robust consumer, retailer and affordability insights to create demand tension, support rental growth and enhance asset valuation.
- Leads senior engagement with Property Directors and decision‑makers across retailers and occupiers, building a strong understanding of business drivers, portfolio strategies and expansion plans to influence leasing and asset strategy.
- Acquisitions, Disposals and Value‑Add Investment
- Accountable for providing data‑driven insight to support Acquisitions, Disposals and Value‑Add Investment decisions, partnering with Asset Management and Investment leadership to inform underwriting, capital deployment and investment outcomes.
- Owns the delivery of investment‑grade analysis for due diligence and Investment Committee processes, including demographic insight, retailer performance, portfolio and asset segmentation.
- Leads collaboration with the US Predictive Analytics team to forecast future asset performance across the UK and Europe, enhancing underwriting assumptions and investment decision quality.
- Develops asset‑level and sub‑portfolio segmentation frameworks to identify opportunities for rental growth, yield compression and value creation using internal and external datasets.
- Accountable for providing forward‑looking market insight to inform the evolution of business and investment strategy, monitoring performance across retail and real‑estate sub‑sectors to assess risk, resilience and growth opportunity.
- Owns the development and maintenance of a consistent market benchmarking methodology, leveraging datasets including Trevor Wood, transactional banking and demographic sources to compare asset and portfolio performance.
- Builds and sustains senior relationships with Heads of Research and Data teams at key agencies and peer landlords, ensuring early access to market intelligence, trends and methodological developments.
- Synthesises market trends, rent and returns forecasts into clear strategic implications for the International business, supporting senior leadership decision‑making.
- Identifies and articulates new areas of growth for Realty Income, including emerging or under‑represented sub‑sectors, informing long‑term strategic prioritisation and capital allocation.

Candidate Requirements
Must have for the role
- Significant UK retail commercial real estate experience in a business insight, analytics, research, strategy or investment support role, from a real estate, retail, asset management, investment, consulting or a data‑led commercial environment.
- At least 7+ years of suitable experience.
- Demonstrated experience applying consumer, market, financial or spatial data to inform asset management, leasing, investment or development decisions.
- Experience working with external data providers, advisors and consultancies, and translating third‑party data into proprietary insight.
- Exposure to acquisitions, disposals, due diligence or underwriting processes, including supporting investment papers and approvals.
- Strong capability in data analysis, interpretation and synthesis, with the ability to connect multiple datasets into a coherent narrative.
- Experience working with consumer spend, retailer performance, demographic, mobility, banking or similar datasets.
- Strong Excel and data manipulation skills; experience with dashboards, BI tools or analytical platforms is desirable.
- Understanding of or appetite to develop understanding of AI‑enabled analytics and automation use cases in a commercial context.
- Excellent verbal and written communication skills, including the ability to present to external and internal senior stakeholders.

- Bachelor’s degree (or equivalent experience) in Finance, Economics, Business, Data Analytics, Real Estate, Geography, or a related discipline.
