The BMS Commissioning Engineer is responsible for the commissioning, testing, and optimization of Building Management Systems to ensure HVAC and associated systems operate safely, efficiently, and in line with design intent, specifications, and client requirements.
Key Responsibilities
- Commission and fine-tune BMS installations for HVAC systems (AHUs, FCUs, VAVs, Chillers, Boilers, etc.)
- Perform point-to-point checks, I/O testing, and functional performance testing
- Validate control strategies and sequences of operation
- Diagnose and resolve control system issues during commissioning
- Coordinate with controls contractors, HVAC engineers, and site teams
- Ensure integration with third-party systems (fire alarm, lighting, meters, access control, etc.)
- Prepare commissioning plans, method statements, and test scripts
- Produce commissioning reports, as-built documentation, and operation manuals
- Support SAT/FAT activities and client demonstrations
- Provide training to client operators and facilities teams
- Ensure commissioning complies with project specifications, standards, and safety requirements
Requirements
- Proven experience commissioning BMS / BACS systems
- Strong knowledge of HVAC systems and control logic
- Hands-on experience with major BMS platforms including Honeywell, Trend, Tridium Niagara
- Understanding of communication protocols (BACnet, Modbus, KNX, LonWorks)
- Ability to read and interpret control drawings and schematics
- Strong troubleshooting and analytical skills
- Excellent communication and coordination skills
Qualifications
- Degree or diploma in Electrical, Mechanical, or Building Services Engineering (or equivalent)
- Relevant BMS manufacturer certifications (preferred)
- Health & Safety certification (site-specific, if applicable)
Desirable
- Experience with energy optimization and system tuning
- Knowledge of commissioning standards (ASHRAE, CIBSE, BSRIA)
- Experience on large commercial, healthcare, or industrial projects
