JOB PURPOSE
The Sales Director is a senior commercial leadership role responsible for driving revenue growth through the acquisition of high-quality commercial cleaning contracts that align with the company’s operational standards, compliance framework, and margin expectations. This role exists to win work, not to manage delivery. The successful candidate will have deep sector knowledge, existing industry relationships, and a demonstrable track record of securing cleaning or facilities contracts of substance. Critically, the Sales Director must sell responsibly: ensuring that contracts are scoped, priced, and committed in a way that allows the Operations function to mobilise and deliver without compromise.
ROLE SCOPE & ACCOUNTABILITY
The Sales Director owns:
- New business strategy and execution
- Revenue pipeline and contract conversion
- Commercial terms, pricing, and margin protection
- Senior client acquisition and contract negotiation
- Clean commercial handover into Operations
KEY RESPONSIBILITIES
New Business & Revenue Growth
- Identify, pursue, and secure new commercial cleaning contracts across target sectors (corporate offices, property management, facilities management, education, healthcare, mixed-use developments).
- Bring existing industry relationships, warm leads, or transferable client networks into the business.
- Build and maintain a robust, qualified sales pipeline with a clear line of sight to conversion.
- Personally lead negotiations on high-value or strategically important contracts.
Contract Winning & Tender Management
- Lead end-to-end bid activity including RFPs, tenders, pricing models, and client presentations.
- Ensure all bids are commercially viable, margin-protected, and aligned with operational capability.
- Present confidently to senior stakeholders, procurement teams, and decision-makers.
- Demonstrate a consistent ability to win work, not just pitch for it.
Commercial Discipline & Handover
- Work closely with the Operations Lead to ensure every contract sold is operationally deliverable.
- Own the quality of commercial handovers, ensuring scope, pricing, TUPE assumptions, mobilisation timelines, and client expectations are clear and documented.
- Avoid over-promising; protect long-term profitability and service integrity.
Market & Sector Leadership
- Maintain a strong understanding of market pricing, competitor positioning, and client buying behaviours.
- Represent the business credibly within the industry and at relevant networking or sector events.
- Act as a trusted commercial voice internally, challenging poor-quality opportunities where necessary.
Forecasting & Reporting
- Maintain accurate sales forecasts and pipeline reporting.
- Report regularly to senior leadership on pipeline health, conversion rates, and revenue risks.
- Be accountable for meeting agreed sales and revenue targets.
KPIs FOR SUCCESS
- Consistent achievement of new business revenue targets
- Demonstrated conversion of qualified pipeline into signed contracts

ESSENTIAL EXPERIENCE & REQUIREMENTS
- Proven senior sales experience within commercial cleaning, facilities management, or a closely related service industry.
- Clear evidence of contracts personally won, including:
- Contract sizes
- Client types
- Sales cycle ownership
- Existing industry relationships or networks that can translate into live opportunities.
DESIRABLE
- Experience selling multi-site or complex contracts.
- Experience working closely with operations teams in service-led businesses.
- Familiarity with procurement-led buying processes.
