Interim Estates Services Consultant (Outside IR35)
Estates & Facilities | Reporting to COO | Hybrid / Site as required | 8-week assignment | Start: ASAP

The Brief
We’re seeking a senior, hands-on estates FRICS professional to deliver two rapid, evidence-led reviews across a mixed operational and investment property portfolio and a large sports & social facility. You’ll diagnose risk, strengthen governance, and identify practical opportunities to improve compliance, performance, and income.
What You’ll Do
- Conduct parallel, fast-paced reviews across:
- Operational Business Park Estate
- Audit rent roll integrity, tenancy/lease documentation, arrears, and occupancy data.
- Test compliance with key statutory duties (e.g., landlord & tenant, immigration, H&S).
- Assess risks across security, licensing, insurance, tenant behaviour, maintenance, and site standards.
- Examine governance, record-keeping, and control frameworks.
- Evaluate operational efficiency and income optimisation opportunities using data audits and site inspections.
- Review membership administration, bookings/facility hire, revenue streams, and debt.
- Test compliance across licensing, safeguarding, H&S, and employment checks.
- Identify operational, financial, and compliance risks across users, insurance, security, and maintenance.
- Assess governance, records, performance, and commercial improvement opportunities.
Outcome
Produce clear, prioritised recommendations with defined future-state actions, presented to the Board in May 2026.
What We’re Looking For
- FRICS (or equivalent) estates/property leader with a track record of complex operational and statutory reviews across diverse assets.
- Strong analytical capability: confident interrogating rent rolls, tenancy files, income data, and operational processes to surface risk and opportunity.
- Deep working knowledge of relevant legislation (landlord & tenant, immigration, H&S, licensing, safeguarding, modern slavery).
- Comfortable on site: inspecting assets, challenging tenants/users, leading data audits, and translating findings into evidence-based insight.
- Excellent stakeholder engagement across staff, tenants, users, and senior leaders.
- Organised, decisive, and able to work at pace to fixed deadlines.
