As we continue to grow, we’re looking to expand our team with an experience Building Surveyor on a freelance basis.

About the Role

We are seeking an experienced and highly qualified Freelance Building Control Surveyor to provide professional services across residential. commercial and Healthcare building projects in the North West. The successful candidate will have a strong technical background, be registered and qualified under the RICS competency framework, and possess academic qualifications in Building Control.

This role will involve ensuring compliance with the latest statutory requirements, including CDM 2015 the Building Regulations 2022 and the Building Safety Act, while delivering expert guidance to developers, contractors, architects, and private clients as and when we have a requirement.

Key Responsibilities

  • Carry out plan checks, site inspections, and assessments of building works across housebuilding and commercial projects.
  • Ensure compliance with the Building Regulations 2022, the Building Safety Act, and other relevant statutory requirements.
  • Provide clear, pragmatic, and timely advice to clients, design teams, and contractors on all aspects of building control.
  • Assess fire safety, structural integrity, accessibility, energy efficiency, and sustainability standards in line with current regulations.
  • Prepare and issue reports, certificates, and formal documentation in accordance with RICS and local authority standards.
  • Manage workload independently, prioritising projects to meet deadlines while maintaining high professional standards.
  • Liaise with regulatory bodies, developers, and professional consultants to support compliance and risk management.
  • Stay up to date with legislative changes, codes of practice, and technical standards.

Essential Requirements

  • RICS-accredited qualification (Chartered or Associate level).
  • Degree, diploma, or equivalent academic qualification in Building Control / Building Surveying.
  • Demonstrable experience in Residential, Commercial and Healthcare Sectors.
  • In-depth working knowledge of:
  • Building Regulations 2022
  • Building Safety Act
  • CDM
  • Fire safety and structural standards
  • Proven track record in delivering independent building control services.
  • Strong written and verbal communication skills.
  • Ability to work flexibly as a self-employed consultant.

Desirable Attributes

  • Membership of other relevant professional bodies (e.g., CABE, CIOB).
  • Experience with high-rise or complex developments.
  • Understanding of sustainability and energy efficiency frameworks.
  • Strong client management skills and a commercial mindset.
