Job description
We are looking to appoint an experienced and knowledgeable Site Manager to join our friendly staff team and manage the team of Maintenance Technicians.
The successful applicant will be enthusiastic, flexible, reliable and self-motivated.
There will be a need for good time management, to prioritise duties and lead a team.
The successful candidate will take full responsibility for the care and maintenance of the two sites (third in development) ensuring high standards and working towards the Care Quality Commission (CQC) standards.
A working knowledge of Health and Safety and a wide range of practical skills are essential for this role as well as being able to manage a team, communicate effectively and Project Manage jobs ranging from redecorating rooms to larger, building works.
We currently own Care Homes in Thanet.
The homes have dedicated Maintenance Technicians, and our Site Manager would work across all sites, scheduling jobs, overseeing work, costing jobs, sourcing materials to ensure probity and best value and assisting Maintenance Technicians on completing jobs .
Working hours may be subject to variation and call-out at weekends and/or unsocial hours may be necessary from time-to-time.
We are flexible with hours and will discuss this at the interview stage.

- Buildings, Grounds, Maintenance and Operations
- Supervise Maintenance Team and conduct audits on their work, ensuring that jobs are completed to a high standard and are compliant with CQC and building regulations.
- Monitor the condition, safety and security of the premises’.
- Support Area Manager with job costing, ordering, stock controls.
- Support Area Manager with daily/weekly operations required to meet the needs of the business, including regular checks on fire equipment, Health and Safety checks.
- Support Area Manager in implementing and maintaining the Asset Management plan.
- Compliance
- Ensure the correct level of Fire Safety equipment is provided and maintained e. g. fire alarms, emergency lighting, and portable appliances.
- Ensure regular tests of Fire Alarms and Fire evacuation procedures.
- Ensure the homes are compliant with all necessary checks and procedures including, but not limited to: Asbestos Management, Legionnaires, COSHH, Portable Appliance Testing, Fixed wire and distribution boards, Emergency lighting, Water hygiene, gas appliances and boilers.
- Be aware of the CQC regulations and act upon any breaches appropriately.

- Carry out regular site hazard checks and report any findings or defective appliances back to the Area Manager.
- Ensure hazardous substances are used, stored and disposed of appropriately and that risk assessments are up-to-date and shared with the appropriate staff.
