Property Disposal Manager (Commercial & Land Disposals) 12 Month Fixed Term Contract

We are now looking for an experienced Property Disposal Manager to lead a key 12‑month programme focused on the disposal of commercial property and land assets across our estate. This is a high‑impact role with responsibility for managing the full lifecycle of asset disposals while maximising value and ensuring strong governance.
This role will suit an experienced property professional who combines commercial insight, programme delivery discipline, and strong stakeholder management.
The Role
- You will lead the delivery of a portfolio‑wide disposal programme across a diverse mix of commercial buildings, operational estates, surplus properties and land assets.
- Working closely with internal teams and external advisors, you will ensure that disposals are delivered efficiently, compliantly and in line with the organisation’s property strategy.
- This role covers the entire disposal lifecycle — from valuation and route‑to‑market strategy through to negotiation, due diligence and legal completion.
Key Responsibilities
- Lead a 12‑month disposal programme across a varied property portfolio.
- Conduct market analysis and financial evaluation to maximise asset value.
- Develop and manage disposal strategies and route‑to‑market plans (open marketing, tender, auction or negotiated sale).
- Instruct and manage external agents, valuers and consultants.
- Negotiate and complete leasehold and freehold property transactions.
- Identify opportunities to enhance asset value prior to disposal (planning uplift, lease re‑gears, rationalisation).
- Work closely with finance, legal and operational teams throughout the disposal process.
- Prepare business cases and reports for governance approvals and senior stakeholders.
- Maintain accurate property data and ensure robust reporting of progress, risks and financial returns.
About You
- We’re looking for a commercially minded property professional who is comfortable operating in a programme‑driven environment and managing multiple transactions simultaneously.
- Demonstrable experience delivering commercial property or land disposals in the UK.
- Strong knowledge of property markets, valuation principles and transaction structures.
- Experience managing agents, advisers and complex negotiations.
- Understanding of planning uplift, development viability, conditional contracts and overage.
- Knowledge of landlord and tenant matters such as vacant possession, surrenders and lease re‑gears.
- Excellent stakeholder engagement skills with the ability to influence and collaborate across teams.
- Strong organisational and programme management capability.
Qualifications
- Degree in Real Estate, Property, Land Management or a related discipline.
- MRICS (or equivalent) in General Practice, Commercial or Planning & Development is desirable.
