We are looking to recruit a proactive and organised Property Manager to oversee a small residential property portfolio based in Walkden.
This is an excellent opportunity to join a friendly and established business where you'll play a key role in delivering an exceptional service to both landlords and tenants.
The Role
You will be responsible for the day-to-day management of a small residential property portfolio, ensuring properties are maintained to a high standard, compliant with current legislation and providing a first-class service to landlords and tenants.
Key Responsibilities
- Managing a portfolio of residential rental properties.
- Acting as the main point of contact for landlords, tenants and contractors.
- Coordinating maintenance and repairs from initial report through to completion.
- Arranging routine property inspections and preparing reports.
- Managing tenancy renewals and rent reviews.
- Ensuring all statutory compliance requirements are met, including gas safety, EPCs, electrical safety and other regulatory obligations.
- Handling tenant enquiries and resolving issues promptly and professionally.
- Liaising with contractors and obtaining quotations where required.
- Managing check-ins, check-outs and deposit matters.
- Maintaining accurate property records and updating the property management system.
- Delivering a professional and efficient customer experience at all times.
About You
The successful candidate will have
- Previous experience in residential property management.
- A sound understanding of current residential lettings legislation.
- Excellent organisational and communication skills.
- The ability to manage a varied workload and prioritise effectively.
- Strong customer service skills with a proactive approach to problem solving.
- Good IT skills, including Microsoft Office and property management software.
- A full UK driving licence and access to a vehicle would be advantageous.
