We are seeking to appoint a Building Services Commercial Manager to take a lead role in the commercial management and procurement of MEP packages across Pre-Construction and delivery. This role is central to ensuring MEP packages are procured effectively, aligned with programme, and commercially controlled through delivery.

The Role

You will operate across Pre-Construction, Procurement, and Project Delivery, taking ownership of the commercial position of MEP packages from tender through to final account. Working closely with Pre-Construction, Procurement (Strategic Supply Chain), Operations, and Commercial teams, you will also engage directly with clients, consultants, and the MEP supply chain.

Key Responsibilities

  • Pre-Construction Support
    • MEP estimating, cost planning, and tender submissions
    • Engage with Procurement and the supply chain to inform market testing and pricing
    • Review design information for compliance, buildability, and commercial risk
    • Identify value engineering opportunities across MEP and wider interfaces
    • Provide MEP input into construction programmes, including sequencing, commissioning, and handover
    • Attend client and tender meetings, representing the MEP commercial position
  • Procurement (MEP Packages)
    • Lead procurement of MEP subcontract packages through to order placement
    • Manage tender processes, including enquiry, analysis, and commercial evaluation
    • Lead negotiations and agree subcontract terms
    • Ensure packages are aligned with programme, scope, and risk allocation
    • Work with Strategic Supply Chain to engage appropriate delivery partners
  • Project Delivery
    • Support Operations and Commercial teams in managing MEP packages on live projects
    • Review and agree subcontractor quotations, variations, and change events
    • Contribute to cost reporting, forecasting, and financial control
    • Maintain alignment between MEP commercial activities and the construction programme, including commissioning and handover
    • Attend project and client meetings, providing clear commercial input on status, risk, and performance
  • Integration
    • Work across Pre-Construction, Procurement, Commercial, and Operations to ensure a coordinated approach to MEP delivery
    • Support development of MEP procurement strategy and supply chain engagement
    • Contribute to benchmarking, market intelligence, and continuous improvement

Requirements

  • Experience in MEP / Building Services commercial management
  • Proven track record in subcontract procurement and package delivery
  • Experience across multiple sectors and project stages
  • Strong understanding of construction programming and MEP sequencing
  • Ability to operate across Pre-Construction and live project environments
  • Client-facing experience in meetings and tender processes
  • Good working knowledge of standard forms of contract (e.g. JCT contracts and NEC contracts)
  • Strong commercial judgement, negotiation, and stakeholder management
