We are seeking an experienced Procurement Specialist with a proven track record in the super prime residential construction sector. This role requires a strategic procurement professional who can leverage their extensive industry network to source premium materials, negotiate favourable contracts, and deliver significant cost savings on high-value residential projects. This role will be working directly with a highly successful property developer in London.
Key Responsibilities
- Strategic Procurement
- Lead procurement strategy for super prime residential construction projects valued at Β£10M+
- Source and procure luxury materials, finishes, and specialised components from domestic and international suppliers
- Maintain and develop relationships with premium suppliers, artisans, and specialist contractors
- Conduct market analysis to identify emerging suppliers and innovative materials in the luxury construction sector
- Contract Management
- Negotiate and manage contracts with suppliers, subcontractors, and specialist trades
- Draft, review, and finalise procurement agreements ensuring favourable terms and risk mitigation
- Oversee contract compliance and supplier performance throughout project life cycles
- Manage variations and change orders while protecting project budgets
- Cost Management & Value Engineering
- Deliver demonstrable cost savings through strategic sourcing and negotiation
- Conduct value engineering exercises without compromising quality or design intent
- Prepare detailed cost analyses and present recommendations to senior management
- Track and report on savings achieved against project budgets
- Supplier & Network Management
- Leverage established network of super prime construction suppliers and contractors
- Qualify and onboard new suppliers meeting quality and service standards
- Conduct regular supplier performance reviews and maintain preferred supplier lists
- Build strategic partnerships with key suppliers for long-term projects

- Experience

- Demonstrated experience procuring luxury materials including high-end finishes, bespoke joinery, premium stone, designer fixtures, and specialist systems
- Network & Relationships
- Established network of suppliers, contractors, and specialists within the super prime construction sector
- Strong relationships with luxury material suppliers both in the UK and internationally
- Connections with specialist trades including master craftsmen and artisan contractors
- Technical Skills
