About the opportunity

A privately-owned property investment and development company with a focus on luxury residential and commercial real estate across central London is looking for a Commercial Property Asset Manager to join the team. This role is responsible for maximising the value and performance of a portfolio of commercial real estate assets, focusing on strategic planning, financial performance, leasing optimisation, and stakeholder management to help each asset achieve its income and capital growth objectives.

What makes the role exceptional

This is a role where strategy meets action. You'll be trusted to develop and implement asset management strategies that genuinely shape business outcomes, not just support them, while working within a business known for its high-quality central London portfolio. It suits someone who's comfortable working independently and happy to roll their sleeves up, whether that's negotiating directly with tenants, getting hands-on with a site inspection, or driving a redevelopment opportunity from the ground up. From identifying opportunities to redevelop, reposition, or restructure leases, to negotiating directly with tenants and agents, every decision you make will have a visible impact on portfolio performance.

Key responsibilities

  • Develop and implement asset management strategies aligned with business objectives, preparing annual business plans and budgets for each asset
  • Monitor financial performance, including income, expenditure, and ROI, while overseeing cash flow forecasting, budgeting, and variance analysis
  • Maximise rental income and control operating costs, including reviewing and approving service charge budgets and reconciliations
  • Work closely with leasing agents to reduce vacancies and optimise tenant mix, negotiating lease terms, renewals, rent reviews, and extensions
  • Build strong tenant relationships to improve retention and satisfaction, monitoring lease compliance and managing arrears alongside property management
  • Collaborate with property managers on maintenance plans, CapEx, and asset improvements, ensuring compliance, health & safety, and sustainability standards are met
  • Manage relationships with advisors, agents, surveyors, and legal professionals across the portfolio
  • Monitor market trends, rental levels, and competitor activity, supporting acquisition, disposal, or redevelopment opportunities and conducting due diligence for transactions

Requirements

  • Around 3-5 year's experience in commercial property asset management
  • Strategic thinking and strong commercial awareness
  • Analytical and data-driven approach to decision-making
  • Strong relationship-building and influencing skills
  • A self-starter who's comfortable working independently and confident getting stuck in when needed
  • High attention to detail and organisational skills

Rewards and benefits

  • Health insurance
  • Discretionary bonus
  • 23 days annual leave, excluding bank holidays
  • On-site parking
