Key Responsibilities
- Lead and organise the team to deliver an efficient leasing and renewals process, ensuring a best-in-class customer journey and adherence to targets outlined by senior management.
- Provide clear communication, keeping the business and customer informed at every stage of the customer journey.
- Proactively communicate leasing and resident matters across the business, escalating issues to senior management as appropriate.
- Review, measure, and monitor team performance to ensure a 'best-in-class' approach. Assess, create, and manage training and development for team members to ensure correct processes are followed and a culture of continuous improvement is maintained.
- Lead, coach, and motivate Leasing Associates and the Administrator to deliver all processes, ensuring standards outlined by the business are consistently met.
- Seek opportunities to work with other departments to drive efficiency and adapt processes to meet changing business needs.
- Deputise for senior management as required.
- Support the delivery of Leasing strategy and senior leadership approved processes for brand standards, highlighting areas for improvement or concern.
- Monitor the allocation and preparation of units across Leasing, adhering to legislative requirements (e.g., HMO and 90-day rule). Ensure data and reports are kept up to date.
- Support the development of a pricing strategy across the estate for all units available for lease, building market analysis and benchmarking reports for decision making.
- Manage and maintain the CRM system, ensuring all leads are reviewed and contact is made to increase viewings and conversions.
- Drive the leasing and renewals journey, ensuring systems and processes are followed to achieve desired KPIs. Create and maintain a feedback loop to drive improvements and minimise fall-throughs.
- Drive reporting on new deals and renewals pipeline using the CRM system. Support and drive the weekly trading meeting, reporting against KPIs and monitoring actions to improve performance.
- Support the marketing strategy for Leasing units, tracking performance of third-party advertising platforms and managing relationships with third parties as required.
- Support the periodic forecasting and budgeting process for Leasing.
- Act as a key point of contact for all Leasing queries, supporting the team to deliver deals and high-quality customer service.
- Support project goals related to moves, decants, and viewings as required.
- Conduct competitor analysis across key BTR competitors as needed.
- Carry out audits of processes and data, reporting outputs and creating action plans to remedy identified issues.
- Support with ad hoc tasks related to leasing and tenancy management as required.
Skills & Experience Required
- Essential Requirements:
- Relevant sales experience in the BTR business.
- Experience in team leadership and training delivery.
- Strong attention to detail and ability to multitask in a fast-paced environment.
- Willingness to be based in Central London 5 days a week as required.
- Flexible working hours to include evenings and weekends.
- Excellent IT skills with experience of PMS/CRM and MS Office.
- Excellent interpersonal skills.
- Excellent planning, organisation, and problem-solving skills.
- Desirable Requirements:
- Industry recognised qualification (ARLA).
- Price setting and reviews experience.
- Exposure to reporting and forecasting.
