We\βre now looking for a talented Head of Property Management to lead our AST property management division and drive operational excellence.
The Role
As Head of Property Management, you will oversee the entire AST management operation β ensuring a best-in-class experience for landlords and tenants while leading and developing a high-performing team. You\βll manage the delivery of day-to-day property management services, compliance, renewals, maintenance, and client care, working closely with the leadership team to refine processes and uphold service standards.
This is a hands-on leadership role where your commercial awareness, people skills, and operational expertise will make a real difference.
Key Responsibilities
- Lead, mentor, and develop the property management team to deliver exceptional service to landlords and tenants.
- Oversee all aspects of AST property management β from move-in to move-out β including maintenance, renewals, deposit returns, compliance, and tenancy progression.
- Ensure all properties and tenancies comply with current legislation (gas, electrical, EPC, licensing, HMO, right to rent, etc.).
- Maintain and strengthen client relationships through clear communication, proactive updates, and professional advice.
- Oversee portfolio performance, renewals, arrears management, and client retention.
- Work with senior leadership to refine systems and processes, driving efficiency and consistency across the department.
- Liaise with contractors and suppliers to ensure quality, cost-effectiveness, and timely delivery of works.
- Monitor KPIs, service levels, and team performance; identify and implement continuous improvements.
- Support the lettings and accounts teams to ensure smooth tenancy operations and client satisfaction.
- Represent the property management function at a senior level, contributing to business strategy and growth.
About You
Essential:
- Significant experience in AST property management, ideally within a London-based lettings agency.
- Proven experience leading or managing a property management team.
- In-depth understanding of tenancy law, compliance, and legislation affecting residential lettings.
- Excellent relationship management and communication skills β with both landlords and tenants.
- Strong organisational and problem-solving abilities with a proactive, can-do mindset.
- Commercially astute, KPI-driven, and confident working in a fast-paced environment.
- Proficient with property management software (e.g. Reapit, Jupix, or similar).
Desirable:
- Professional qualification (ARLA, IRPM, or equivalent) or willingness to obtain it.
- Experience managing portfolios for high-value or corporate landlords.
- A strong focus on customer experience and service delivery excellence.
