I'm partnering with a highly respected Build-to-Rent (BTR) owner-operator who are expanding their portfolio and investing heavily in the quality, safety and performance of their buildings. They are now seeking an experienced Regional Facilities Manager to lead technical operations across a growing collection of premium rental communities.
This is a key strategic role where you will ensure all buildings remain safe, compliant, efficient and fully operational while also shaping the mobilisation and technical handover of new BTR developments entering the pipeline over the next several years. It's an ideal opportunity for someone who thrives in a customer-focused, high-service environment and understands the standards expected within modern BTR living.
Key Responsibilities- Technical & Operational Leadership
- Act as the senior technical authority for multiple BTR communities, supporting on-site Property Managers, Maintenance Technicians and service teams.
- Lead, mentor and develop the in-house maintenance workforce across the portfolio.
- Support new scheme mobilisation - reviewing drawings, specifications and commissioning data to ensure each building transitions smoothly from construction to occupation.
- Conduct regular audits of maintenance programmes to SFG20 standards and analyse call-out trends to drive continuous improvement.
- Ensure all asset registers, O&M information and technical documentation remain accurate and current.
- Compliance & Safety
- Guarantee compliance with all relevant BTR, building safety and engineering legislation.
- Oversee statutory inspections, certification, and risk assessments, providing clear reporting across the portfolio.
- Lead on any safety-related escalations, shutdowns or emergency works when required.
- Contract & Supplier Management
- Chair monthly safety, budget and performance reviews with scheme teams and contractors.
- Prepare tender documentation, appoint suppliers and ensure robust contract mobilisation and oversight.
- Manage PPM delivery and significant CAPEX works, ensuring high standards of engineering performance throughout.
- Sustainability & Utilities
- Drive sustainability initiatives across the BTR portfolio, identifying opportunities for efficiency gains around heat, hot water, energy and water usage.
- Deliver measurable improvements in costs, performance and environmental impact year on year.
- Budget & Project Management
- Support the development and management of engineering budgets and service-charge allocations.
- Ensure work is delivered to scope, time and budget, with full ownership of engineering-related expenditure.
- Essential:
- Engineering qualification.
- Strong background in facilities management within residential or BTR environments.
- Experience leading and developing in-house maintenance teams.
- Proven capability managing engineering, life safety and security systems across multi-site portfolios.
- Strong knowledge of FM and building safety legislation (including BSA).
- Confident managing contractors, projects and engineering budgets.
- Proficient with Microsoft Office and building management software.
- Commercially aware with a resident-first mindset.
- Calm, proactive and solutions-driven.
- Excellent stakeholder and communication skills.
- Strong attention to detail and organisational discipline.
- High integrity and discretion when handling sensitive information.
- Comfortable with regular travel to BTR schemes across the UK.
