We are looking for an experienced Construction Project Manager to oversee the fit-out of a 50,000 sq ft super prime residence in South West London. This is a dual-facing role: you will be the day-to-day authority on site managing contractors and trades, while also owning the full project management function - programme, budget, quality, and stakeholder communication - reporting to the Construction Director and Owner throughout. This is not a purely site-based role. We need someone who can move fluidly between hands-on site management and strategic project delivery - someone equally comfortable walking the floor with contractors as they are chairing a progress meeting, managing a budget, or reporting to the client and design team.

Key Responsibilities

  • Site & Contractor Management
    • Manage and coordinate all subcontractors on site, ensuring works are delivered to programme, budget, and specification
    • Resolve on-site issues, conflicts, and delays in real time
    • Oversee health & safety compliance across all trades and site activity
    • Monitor quality of workmanship against the exacting standards expected on a super prime private residence
  • Project Management
    • Own and maintain the master project programme, tracking milestones and critical path
    • Manage the overall project budget, including cost tracking, variations, and forecasting
    • Lead procurement of contractors, suppliers, and specialist trades, including tendering and contract negotiation
    • Coordinate with architects, interior designers, and other consultants to ensure design intent is delivered on site
    • Manage the change control process, including client-requested variations
    • Produce regular progress reports for the client/principal, including programme, cost, and risk updates
    • Identify, track, and mitigate project risks proactively
  • Client & Stakeholder Liaison
    • Act as the Owner's representative and main point of contact for all contractors, consultants, and third parties involved in the project
    • Report directly to the Construction Director and Owner on progress, issues, and decisions required, in a clear and timely manner
    • Protect the Owner's interests at all times, including on cost, quality, and programme
    • Liaise with local authorities, building control, and other external stakeholders as needed
  • Quality, Compliance & Handover
    • Ensure all works meet relevant building regulations and quality standards expected of a super prime residential project
    • Manage snagging and defects resolution through to practical completion
    • Oversee handover documentation, warranties, and O&M manuals

Candidate Profile

  • Experience
    • Proven track record managing super prime residential fit-out or construction projects, ideally at a similar scale (large private homes, super prime developments, or comparable top-tier residential projects)
    • Experience managing multiple trades and contractors simultaneously on a live site
    • Strong background in both site management and formal project management (this is a combined role - candidates who have only done one or the other should demonstrate clear transferable ability in the other)
  • Skills
    • Strong programme and budget management skills, with confidence using relevant PM software/tools
    • Excellent contractor and stakeholder management - able to hold contractors to account while maintaining good working relationships
    • Sharp eye for detail and quality, appropriate to a super prime residential standard
    • Confident communicator, equally comfortable with tradespeople on site and with clients/designers in meetings
    • Strong problem-solving skills and the ability to make decisions under pressure
    • Discretion and professionalism - this is a private residence, and confidentiality matters
  • Qualifications
    • Relevant qualification in construction management, project management, quantity surveying, or a related field (or equivalent experience)
    • Relevant H&S qualifications (e.g. SMSTS, CSCS) preferred
