Our client is a specialist residential real estate company, investing in value add opportunities across densely populated areas, predominantly in Germany. The group's portfolio is expanding internationally and now has a presence in London as well as other major European cities. The business is heavily involved in supporting and developing real estate for the improvement of local communities.

The London office was established in 2020 and has since gone from strength to strength, acquiring a substantial portfolio of residential properties specialising in serviced apartments, private rental and houses of multiple occupancy (HMO). The London office is a close knit team with an entrepreneurial mindset and ambitious growth plans, offering good opportunities for progression within a challenging environment. The office is based in central London with easy access to transport links.

The Team

The Lettings Team currently comprises nine members: a Head of Lettings, four Lettings Negotiators, two Tenancy Progressors, a Lettings Administrator and an Agency Operations Manager. The team's core responsibility is to ensure a high level of tenancy occupancy and income across the portfolio, covering the complete letting cycle from first viewing through to tenancy move in and renewals.

The Role

Reporting to the Head of Lettings, this role will be responsible for sourcing and securing tenants for properties within your designated cluster. You will be based at the site office within the cluster, travelling to other buildings within it and occasionally supporting other clusters across the wider portfolio.

Your essential duties and responsibilities include:

  • Listing available properties on various web portals (Rightmove, Zoopla etc.)
  • Maintaining a database of applicants looking for a property to rent
  • Registering new applicants who enquire via phone, email or the portals
  • Arranging and conducting property viewings
  • Obtaining and negotiating tenant offers
  • Ensuring development lettings targets are met
  • Liaising with the tenancy progressor to ensure all tenant paperwork is completed swiftly
  • Liaising with the property management team regarding works required at the property
  • Providing great customer care at all times
  • Maintaining a high level of industry knowledge and sharing ideas for improvement within the department
  • Leading by example, striving to achieve all targets set

You will also contribute to the cluster's key performance indicators, including:

  • Hitting targeted NOI levels
  • Maintaining 97% occupancy across the cluster
  • Achieving rents within a set percentage of ERV
  • Maintaining a net promoter score of 40+
  • Assisting the cluster in passing site inspection audits

You will be expected to act as a champion for your cluster, suggesting tenant initiatives to improve KPIs, supporting other team members where needed, and consistently striving to deliver the best possible tenant satisfaction.

About You

We're looking for an experienced Lettings Negotiator from either an agency or build to rent background, with strong communication skills, the ability to manage an extensive diary, and a track record of hitting weekly, monthly and quarterly targets. You'll be self motivated, with a hunger to succeed, and comfortable working both independently and as part of a wider team, with strong problem solving and initiative.

Experience & Knowledge

  • Strong proven experience in a similar role, preferably with Greater London property knowledge (2 years minimum)
  • Experience working within a BTR leasing team
  • A high achiever with a demonstrated ability to hit targets
  • Ability to self manage a diary
  • Experience across a wide array of lettings stock (high end, mid and low end)
  • Strong knowledge of current and future lettings legislation
  • Ideally ARLA qualified
  • A solutions based approach
