Retirement Living £45,000 basic uncapped commission (realistic £60k OTE) Full-time | Monday-Friday | Regional role (South / Cotswolds & South London)
If you’re an experienced Sales Manager who enjoys coaching people, not micromanaging them (and you want a role where your judgement, experience and emotional intelligence genuinely matter) this one’s worth your time. This is an additional hire, not a replacement. The sales structure, commission scheme and leadership investment are already in place. What’s missing is the right person to step in, steady the ship across two established retirement living developments, and help a capable team convert strong enquiry levels into meaningful completions.

- You’ll inherit a small, engaged sales team (4 people across 2 sites).
- You’ll have autonomy to manage your diary, your sites and your leadership style.
- You’ll work with a Sales Director who is hands-on, commercially sharp and genuinely enjoys developing people.
- You’ll be trusted to improve conversion, pipeline management and sales performance without constant oversight.
- You’ll be supported by proper infrastructure: CRM, marketing investment, admin support and expensed travel.
This isn’t high-pressure transactional sales. It’s consultative, relationship-led selling in the later living / retirement housing space, where credibility, patience and customer experience matter just as much as numbers.
What you’ll actually be doing:
- Leading, coaching and motivating a team of Sales Advisors.
- Managing the full sales pipeline from enquiry to completion.
- Improving conversion rates, forecasting and reporting.
- Being visible on-site, supporting appointments and key customer conversations.
- Working closely with marketing around events and local engagement.
- Spending time across two southern locations (travel fully expensed).
- Working pattern is Monday-Friday, 36 hours per week, with the occasional weekend event (planned well in advance).
What will help you succeed:
- You’ll probably come from a background that includes: Sales Management / Sales Team Leadership.
- Property sales, new build, retirement living, later living or residential sales.
- Strong CRM discipline and pipeline management.
- A coaching-led leadership style (not command-and-control).
- Experience in retirement living or housing is a strong advantage: but strong sales leaders from adjacent property sectors will be considered.
- You’ll need a driving licence and access to a car (travel costs are covered).
