Location: South East England

I'm recruiting on behalf of a leading specialist in single-family Build to Rent (BTR) housing development. My client is an established, PE-backed developer with significant institutional backing, currently experiencing rapid growth with ambitious plans to deliver over 1,000 new units annually. Operating as a fully integrated business - from development through to lettings and management - they're focused on creating high-quality, sustainable homes across the UK. Their growth pipeline includes both forward-funded partnerships with housebuilders and direct land development opportunities.

The Role

This is a brand new position for a client-side Project Manager who will oversee active sites spread across the South East region, from Oxford, Wellingborough, Milton Keynes, and Windsor. You'll be home-based with travel across these sites, joining projects from site commencement (post pre-construction phase) through to successful completion and handover. This role would particularly suit someone from a consultancy background - think Employers Agent experience - rather than a traditional site-based construction PM. You'll be the client's eyes and ears, ensuring projects are delivered on time, on budget, and to specification.

Key Responsibilities

  • Manage 5 residential development sites across the south east region
  • Attend and conduct regular site meetings with contractors and stakeholders
  • Monitor and ensure quality standards are maintained throughout construction
  • Track programme delivery and ensure timeframes stay on track
  • Oversee project valuations, cashflows and budget performance
  • Manage contractor relationships and hold supply chain accountable
  • Track and ensure compliance with planning conditions
  • Deliver comprehensive project reporting on KPIs including budget, programme, quality and safety
  • Coordinate with technical, commercial and estates teams
  • Manage projects through defects liability period and handover
  • Capture and communicate lessons learned for continuous improvement

What You'll Need

  • Relevant qualification in construction/project management
  • 3-5 years' experience in a similar role - consultancy background ideal (e.g. Employers Agent)
  • Strong knowledge of residential construction, particularly houses and low-rise apartments
  • Experience managing multiple projects simultaneously
  • Full understanding of RIBA stages
  • Excellent communication and stakeholder management abilities
  • Self-motivated with ability to manage high workload across multiple locations
  • Full UK driving licence essential

The Pipeline South East: 5 secured projects totalling 440 units (separate team managing this region). This is an excellent opportunity to join a growing business in a brand new role, working on substantial residential developments with a clear pipeline of future projects. The home-based nature with regional site coverage offers excellent work-life balance whilst maintaining hands-on project.
