- Monday: Fixed office day in North London
- 2 days per week working from home

About the Role
We are seeking an experienced and commercially minded Marketing Manager to lead the end-to-end marketing strategy across a portfolio of residential developments. This role will oversee all elements of the marketing mix, including media strategy, creative direction and PR, working closely with internal teams and external agency partners to drive demand, maintain sales momentum and ensure brand consistency.
The successful candidate will be equally comfortable operating strategically and hands-on, with a strong understanding of residential property marketing and the ability to tailor campaigns to different locations, buyer profiles and stages of the sales cycle.
Key Responsibilities
- Develop and deliver marketing strategies for individual developments in line with business objectives and budgets
- Lead media strategy across digital channels, property portals, social media, out-of-home and print, working with media buying agencies
- Monitor and analyse performance metrics including leads, visits, conversion rates and cost efficiency
- Own and manage development marketing budgets and project timelines
- Lead creative direction to deliver compelling, on-brand campaigns aligned to target audiences and locations
- Ensure brand consistency across all touchpoints while allowing for site-specific differentiation
- Develop and deliver PR strategies in collaboration with external PR agencies
- Manage external creative, media and PR agencies, ensuring clear briefs, strong output and accountability
- Act as brand guardian, ensuring developments are well represented across all relevant online and offline environments, including hoardings, signage and sales offices
- Oversee the design and approval of all marketing collateral, including CGIs, brochures, interactive tools and development models
- Manage the timely setup of marketing suites and show homes
- Work closely with interior designers on show home delivery
- Collaborate with Sales Managers and Sales Representatives to ensure clear communication across all developments
- Maintain and update marketing budgets in line with sales forecasts and monthly reporting
- Plan and organise events and exhibitions

- Proven experience in a marketing role within residential property, real estate or a closely related sector
- Strong leadership and stakeholder management skills
- In-depth understanding of the full marketing mix, particularly media strategy, creative development and PR
- Commercially focused and data-driven, with the ability to use insight to guide decisions
- Experience managing multiple agencies and complex projects simultaneously
- Highly organised, with strong attention to detail and excellent proofreading skills
- Confident communicator, comfortable presenting ideas and performance to senior stakeholders
- Able to work calmly and effectively under pressure
