The Opportunity
We are recruiting an experienced HMO Property Inspector to oversee a large and established social housing portfolio of approximately 700 properties across Greater London. This is a hands-on, site-based role suited to someone practical, resilient, and confident working in challenging environments.
You'll be responsible for ensuring properties are safe, compliant, and maintained to required standards, working closely with operators, tenants, and internal teams.
Key Responsibilities
- Conduct regular inspections across HMO and social housing properties
- Identify maintenance issues, defects, damp, structural concerns, and general condition
- Ensure full compliance with HMO regulations, licensing conditions, and housing standards
- Check fire safety compliance including fire doors, emergency lighting, alarms, and H&S requirements
- Carry out basic compliance testing (emergency lighting, fire alarms, etc.)
- Meet on-site operators and liaise appropriately regarding tenants and access
- Produce clear, accurate inspection reports (Excel-based)
- Manage a structured inspection diary
Working Pattern
- Initially office-based in Central London to learn systems, portfolio structure, and reporting
- Progresses to a hybrid model:
- 1 day per week scheduling site appointments
- Site inspections during the week
- Reporting completed from home
What We're Looking For
- Strong knowledge of HMO regulations and compliance
- Previous experience in:
- Property Management
- Private Sector Housing
- Maintenance / Technician / Inspection roles
- Technically minded - able to spot issues such as leaking gutters, cracks, damp, or safety hazards
- Excellent attention to detail
- Comfortable working in difficult property conditions (strong smells, dust, clutter, rubbish)
- Non-judgemental, resilient, and practical
- Confident but safety-aware when on site
- Excel-competent and confident with reporting
- Not afraid to challenge where necessary

- Ability to work independently and manage a busy inspection schedule
