I'm working with my client, a growing residential real estate investor and operator, to hire a Property Manager for their expanding Social Housing team in London. The business specialises in residential assets including serviced apartments, private rental and HMOs, and is actively expanding its London portfolio.

The Role

Reporting to the Social Housing Operations Manager, you will manage a portfolio of social housing and HMO properties, ensuring they are well maintained, compliant, and occupied, while delivering excellent customer service to tenants and operators. This is a hands‑on role ideal for an organised Property Manager who enjoys variety and autonomy in a fast‑paced environment, with opportunities to develop within a growing business.

Key Responsibilities

  • Manage your own portfolio, including check‑ins/outs, inspections, and repairs
  • Ensure properties meet legal, safety, and operational compliance standards
  • Oversee maintenance programmes, dilapidations, and PPM work
  • Coordinate contractors, budgets, and expenditure, ensuring cost‑effective outcomes
  • Manage tenant enquiries, licensing requirements, and insurance matters
  • Maintain accurate records on the property management system
  • Support internal teams and ad‑hoc projects as required

About You

  • Experience managing residential portfolios; knowledge of HMOs preferred
  • Strong understanding of housing law, compliance, and regulatory requirements
  • Familiarity with property management systems such as Yardi, MRI, or Qube
  • Highly organised, proactive, and able to manage multiple priorities
  • Strong communication and problem‑solving skills
  • RICS qualification preferred, but not essential
  • Full UK driving licence
