We're looking for a commercially sharp Portfolio Surveyor to join us on a 6-month FTC, supporting our Head of Facilities Management across a growing PRS portfolio. This is a hands-on role with real visibility. You'll oversee service charge budgets, hold third-party managing agents to account, and feed directly into board-level reporting. If you thrive in fast-paced environments, know your way around a service charge schedule, and can communicate clearly with senior stakeholders - we'd love to hear from you.

What you'll be doing:

  • Managing and monitoring third-party agents against KPIs and Property Management Agreements
  • Reviewing performance reports and preparing board-level recommendations ahead of ManCo meetings
  • Overseeing service charge budgets to ensure value for money, RICS compliance and lease alignment
  • Escalating unbudgeted spend variances and operational risks
  • Coordinating utility supply agreements for new developments (electricity, gas, water, heat networks)
  • Supporting building insurance placement and renewal with brokers
  • Assisting with HomePlus and behind-the-door maintenance agreements
  • Providing operational support to the Portfolio Facilities and Maintenance Managers

What we're looking for:

  • Experience in a Property Surveyor, Facilities or Estate Management role
  • Strong grounding in service charge budgeting, financial control and lease compliance
  • RICS qualified or actively working towards it
  • Residential, estate or mixed-use asset management background
  • Confident working with multiple stakeholders - agents, asset directors, finance, legal
  • Analytical mindset with solid Excel and Microsoft Office skills
  • Utilities and heat network knowledge is a plus; Yardi experience welcome but not essential
  • Awareness of ESG principles, GDPR and VAT recovery in property contexts
