We're looking for an ambitious, analytical, and highly organised Operational Excellence Manager to help shape the future of a rapidly scaling residential platform. This role would suit someone from an operational, compliance, project management, audit, consulting, or analytical background who is ready to step into a broader strategic position with real influence.
The Opportunity
Working closely with the Senior Operations Manager, you will play a key role in improving operational performance across a growing portfolio of Build-to-Rent and co-living assets throughout the UK. This is far more than a traditional operations role. You'll lead business-critical projects, implement operational change, mobilise new developments, embed best practice, and help drive performance across multiple sites - all while working from a collaborative London HQ environment. You'll have the opportunity to influence operational strategy, work alongside senior executives, and contribute directly to the growth of a business that is expanding at pace across the UK.
What You'll Be Doing
- Delivering Strategic Operational Projects
- You'll scope, lead, and deliver projects that improve operational efficiency, resident experience, and commercial performance across the portfolio.
- Projects may include:
- Implementing operational changes linked to new legislation
- Launching new resident services and ancillary revenue streams
- Introducing innovative technology solutions and AI-driven operational tools
- Improving systems, workflows, reporting, and operational governance
- You'll support the successful launch and onboarding of new Build-to-Rent and co-living developments, ensuring operational readiness from pre-opening through stabilisation. This includes:
- Operational setup and implementation
- Team onboarding and process alignment
- Systems implementation and compliance readiness
- Ensuring a seamless resident experience from day one
- You'll help create a culture of operational excellence across the business by:
- Conducting audits, inspections, and mystery shops
- Reviewing SOPs and operational standards
- Analysing operational and financial performance data
- Identifying opportunities to improve efficiency, customer experience, and NOI performance
- Partnering with site teams and technology providers to implement change
- Acting as the second-in-command to the Senior Operations Manager, you'll gain broad exposure across the business and support:
- Strategy and business planning
- Investor reporting and stakeholder engagement
- Team planning and operational leadership
- Cross-functional projects and decision making
About You
We're looking for someone who combines strong operational thinking with excellent organisational and analytical skills. You may currently work in:
- Operations

- Residential, BTR or PBSA environments
You'll likely be:
- Highly structured, organised, and detail-oriented
