We are recruiting for an experienced New Homes Marketing Manager to join a leading housebuilder on a 12-month maternity cover contract. Based out of their Watford head office (3 days per week, 2 days working from home), this is a fantastic opportunity to step into a pivotal role within a high-performing team.
Overview
You\’ll be responsible for leading the marketing function for live and upcoming developments, with two Marketing Executives reporting into you. The business needs someone with proven experience at Marketing Manager level within the new homes sector – able to hit the ground running and deliver like-for-like cover.
New Homes Marketing Manager – 12-Month FTC (Maternity Cover)
Location: Watford (3 days office-based, 2 days WFH)
Salary: £55,000 basic + 10% bonus
Contract: 12-Month Fixed Term Contract
Key Responsibilities
- Lead and deliver marketing strategies across multiple new homes developments, from pre-launch through to completion.
- Manage and mentor two Marketing Executives, providing guidance and development support.
- Oversee the production of marketing collateral, digital campaigns, signage, brochures, and events.
- Manage relationships with creative agencies, media partners, and suppliers.
- Monitor budgets, track ROI, and ensure marketing spend is effective and aligned to sales objectives.
- Report regularly to senior management on campaign performance, market trends, and competitor activity.
- Drive brand consistency and ensure all marketing is compliant with company standards.

- Proven experience as a Marketing Manager within the new homes industry is essential.
- Strong leadership skills with experience managing a team.
- Commercially aware, with the ability to align marketing activity to sales performance.
