The Role
We are seeking a Portfolio Performance Manager (Asset Manager) to drive the financial and operational performance of a growing UK residential portfolio across Build to Rent in Multi Family Homes, Single Family Homes and Purpose-Built Student Accommodation.
This role sits at the intersection of asset management, revenue optimisation, and operational performance, with responsibility for translating data, market insight, and on-the-ground performance into clear strategies that enhance income, occupancy, and long-term asset value.
The successful candidate will take ownership of portfolio-wide performance, working closely with leasing, operations, property management and finance teams to ensure consistent delivery against business plans.
Main Duties & Responsibilities
Portfolio Performance & Strategy
- Occupancy, income, ERV growth, retention, voids, and cost control
- Develop and implement performance improvement strategies across your portfolio of assets
- Produce and continually refine asset-level and portfolio business plans
- Identify under performing assets and deliver targeted interventions
- Drive rental strategy and revenue optimisation, including pricing, incentives.
Data, Reporting & Insight
- Lead production of weekly, monthly and quarterly performance reporting
- Analyse:
- Budget vs. actual performance
- Leasing metrics (conversion, velocity, enquiry sources)
- Market benchmarks and competitor positioning
- Build dashboards and reporting tools to support real-time performance monitoring
- Provide clear, actionable insights to senior leadership and investors
Market & Competitor Analysis
- Maintain deep understanding of:
- Localised rental markets relevant to the asset class
- Competitor schemes, pricing and leasing performance
- Translate market intelligence into commercial recommendations
- Support new acquisitions and developments with market-led performance assumptions aligning with industry expectations to monitor market trends and identify opportunities for growth and risk mitigation.
Operational Performance & Collaboration
- Act as the link between asset management strategy and operational delivery
- Work closely with:
- Leasing teams (conversion, occupancy & incentives)
- Central Operations Teams (Leasing Compliance, Tenancy Progression & New Business)
- Property management (cost control, service delivery)
- Marketing (lead generation, brand positioning)
- Support mobilisation of new assets to ensure strong trading performance from day one
- Drive consistency of performance standards across the portfolio
Financial Management & Value Creation
- Support budgeting, forecasting and business planning processes
- Identify and implement value-add initiatives including:
- Revenue enhancement
- Cost efficiencies
- Operational improvements
- Monitor and manage risks impacting income or asset value
At its core, portfolio management focuses on maximising income and reducing costs to deliver optimal performance.
