Location: Greater London (office one day a week, four days across property sites within M25)

Salary: £35,000 per annum + bonus

Our hiring company is a specialist residential real estate investor with a growing London portfolio spanning serviced apartments, private rental and HMO accommodation. They are a young, dynamic business continuing to expand across Greater London.

The Role

This is a fantastic opportunity for an experienced handyperson to join a fast paced Social Housing and HMO team, reporting into the Operations Manager. You will be responsible for the day to day maintenance of properties across Greater London, ensuring high standards are maintained through hands on repairs and compliance checks, all with a strong focus on health, safety and resident wellbeing. You will also be a key point of contact for residents, contractors and colleagues, so a friendly and professional manner is essential.

Key Responsibilities

  • Repairs: Carrying out general building repairs including fixing taps, doors and bolts, changing bulbs, installing appliances, painting and decorating, unblocking drains, maintaining white goods and furniture, and fault finding on central heating systems. Inspecting reported defects to assess severity as directed by Property Managers.
  • Compliance: Completing weekly compliance checks including EML and fire alarm testing, keeping fire exit routes clear at all times, flushing void properties weekly to prevent Legionella, vetting contractors' work and managing day to day security across sites.
  • Block and Apartment Management: Maintaining communal areas to a high standard, managing tenant maintenance queries and inspections, carrying out check ins and check outs, room clearance and letting preparation, conducting daily building inspections and reporting defects, and ensuring waste and bin areas are well managed.
  • Management: Running the key log, carrying out monthly void inspections, attending tenancy inspection appointments and supporting the wider Maintenance and Lettings teams as required.

About You

You will be a proactive, diligent individual who thrives in a fast paced environment and enjoys variety in your working week. You will have:

  • Previous trade or general repairs experience, including handyperson work or housing estate repairs
  • An understanding of Health, Safety and Environmental practices within an accommodation setting
  • Awareness of safeguarding and a commitment to reporting concerns appropriately
  • A collaborative approach and the ability to work well with others
  • Diplomacy and tact when handling tenant queries, with sensitivity to individuals with visible and invisible disabilities
  • A good telephone manner and strong customer service skills
  • The ability to build effective, professional relationships with contractors, suppliers and building operators
  • Previous HMO or Social Housing experience is desirable but not essential
  • A basic DBS check is required for this role
