Genuinely split role - 50% development appraisals on substantial schemes (£150m+), 50% valuations, reporting and investment work. Full training provided on valuations, Smartsheets, quarterly reporting and investment templates. No professional qualification required - not necessary to be chartered or working towards ACA, ACCA or CIMA. Clear, near-term progression into a dedicated investment analyst role as the team grows. Direct exposure to large-scale, high value development projects.

Highlights:

  • Half your time spent on development appraisals for schemes typically valued above £150 million.
  • The other half spent on valuations, quarterly reporting and investment templates, with training provided throughout.
  • A defined path into an investment-focused position within the next year.

About the opportunity: An established property developer and investor, with a pipeline of substantial residential and mixed-use schemes, is looking to add a finance-focused analyst to complement its existing team. This is a newly shaped position rather than a like-for-like replacement, reflecting a shift in what the business needs from this seat over the coming year.

What makes the role exceptional: Rather than being brought in purely as an analyst, you'll sit across two disciplines - appraisals and valuations - with structured training given on the valuations side, so prior exposure isn’t essential. The scale of the schemes involved (£150m+) gives real weight to the work from day one, and the business has already signalled its intention to grow this into a dedicated investment analyst role next year.

Key responsibilities:

  • Prepare development appraisals for schemes typically exceeding £150 million in value.
  • Build and maintain cash flow models to support development decisions.
  • Support the valuations process alongside the wider finance team, with training provided.
  • Maintain and update Smartsheets for project tracking.
  • Contribute to quarterly reporting cycles.
  • Track tax positions and requirements across projects.
  • Develop and maintain investment templates used across the business.
  • Work closely with finance colleagues to complement the existing team’s skillset.

Requirements:

  • Demonstrable experience building financial models.
  • Experience of, or strong exposure to, development appraisals.
  • Willingness to develop valuations experience - training will be provided.
  • Strong Excel skills; Smartsheets experience useful but not essential.
  • Working understanding of tax considerations within real estate projects.
  • No professional qualification required.
  • Comfortable operating as part of a small, close-knit team.
  • Strong attention to detail, particularly around quarterly reporting deadlines.

Requirements for salary bandings will be discussed in the interview stages and screening calls.

Rewards and benefits:

  • Salary of £50,000.
  • Structured training across valuations, Smartsheets and investment reporting.
  • Defined progression route into an investment analyst role within the next year.
  • Exposure to substantial, high-value development schemes.

Equal opportunities: We are an equal opportunities recruiter, valuing diversity and inclusion and welcoming applications from all suitably qualified individuals, regardless of background.
