We are looking for a reliable, physically fit, and hands-on individual to help keep our residential estate running smoothly day to day. This is primarily a physical, practical role - you will be the person our residents and management team rely on to keep communal areas clean, tidy, and well-maintained. Some basic handyman skills are a bonus, but the most important thing is a can-do attitude and willingness to get stuck in.

Key Responsibilities

  • General Caretaking & Grounds
    • Carry out regular patrols of communal areas, identifying and reporting any issues or hazards.
    • Keep communal areas, corridors, bin stores, and external grounds clean, tidy, and presentable.
    • Manage bin collection – moving bins to and from collection points on collection days.
    • Assist with general groundswork including keeping pathways clear and external areas well-maintained.
    • Move furniture, equipment, and supplies around the building as required.
    • Set up and organise rooms for inspections, meetings, or other operational needs.
    • Assist with flat turnarounds at end of tenancies, including redecorating, cleaning, and making rooms ready for new residents.
  • Routine Checks & Compliance Tasks
    • Carry out routine water flushing on outlets that are infrequently used, as part of legionella prevention.
    • Assist with logging and completing scheduled checks such as fire alarm tests, water temperature records, and other planned maintenance tasks.
    • Report any maintenance issues or safety concerns promptly to the relevant manager.
    • Support the team in keeping accurate records of checks and tasks completed.
  • Basic Maintenance & Handyman Tasks
    • Carry out minor repairs and general handyman tasks around the property (e.g. changing light bulbs, basic plumbing fixes, touch-up painting, furniture assembly).
    • Assist contractors visiting site, ensuring they have access and adhere to site procedures.
    • Flag and escalate anything requiring a qualified specialist.
  • Customer & Team
    • Be friendly and approachable with residents – a smile and a helpful attitude go a long way.
    • Work closely with the management team and flag anything that needs attention.
