We're looking for a performance-driven Residential Marketing Manager to own lead generation, demand growth and social channels for our accommodation business. This is a hands-on, execution-focused role responsible for running acquisition campaigns, social channels, optimising user journeys, and turning marketing activity into qualified enquiries and confirmed bookings. It's ideal for an experienced marketing professional who thrives on results, testing, and seeing direct commercial impact.
Role Objectives
- Drive qualified leads and bookings for our accommodation offerings through performance-led marketing.
- Own the top- and mid-funnel: generating demand, capturing enquiries, and supporting conversion into sales.
- Ensure all marketing activity (content, paid media, OTAs, and email) is directly aligned to increasing occupancy and revenue.
- Leverage AI to automate and improve data analysis, execution and reporting.
Key Responsibilities
- Performance Marketing & Lead Generation
- Plan, launch, and optimise paid acquisition campaigns across Meta and Google to drive enquiries, viewings, and bookings.
- Manage lead funnels from first touch through to sales handover, ensuring clear tracking, attribution, and follow-up.
- Continuously test and optimise creatives, audiences, messaging, and landing pages to improve cost per lead and conversion rates.
- Content & Conversion Campaigns
- Create and manage performance-focused content across Instagram, TikTok, LinkedIn, and email, designed to drive clicks, enquiries, and bookings.
- Build and maintain a content and campaign calendar aligned with occupancy targets, promotions, events, and seasonal demand.
- Design conversion-driven assets (ads, landing visuals, brochures, decks, and email templates) using Canva or similar tools.
- Brief and collaborate with photographers and videographers to produce content that showcases the spaces, lifestyle, and wellness offering with a clear sales outcome.
- OTA & Booking Channel Optimisation
- Own and optimise all OTA listings (Airbnb, Expedia, etc.), ensuring listings are conversion-focused, regularly refreshed, and aligned with pricing and availability strategy.
- Test and improve listing copy, imagery, and positioning to increase enquiry volume, booking rate, and length of stay.
- Support direct-booking growth by aligning OTA traffic with retargeting, email capture, and direct enquiry journeys.
- Digital Growth & SEO Support
- Support SEO and organic lead generation through keyword research, blog and article drafting, and website updates that drive inbound enquiries.
- Work closely with sales and operations to ensure marketing activity reflects live availability, pricing, and demand.
- Reporting, Insights & Optimisation
- Track and report on performance metrics including leads, enquiries, bookings, cost per lead, conversion rate, and channel performance.
- Maintain up-to-date marketing decks and asset libraries for both B2B and B2C.
- Use data, trends, and customer insights to continuously refine campaigns and improve lead quality and booking outcomes.
Requirements
- 5+ years' experience in performance marketing, digital campaigns, or growth-focused content roles.
- Strong understanding of organic and paid social, lead funnels, and conversion optimisation.
- Hands-on experience with Meta Ads Manager, Google Ads, Canva, email platforms (Mailchimp/HubSpot), and Google Analytics.
- Commercial mindset with a clear focus on leads, bookings, and revenue impact.
- Strong copywriting and visual storytelling skills with a conversion-first approach.
- Highly organised, detail-oriented, and comfortable managing multiple campaigns simultaneously.
- Self-starter, comfortable owning performance outcomes end-to-end.
