Come and join our team. We are strengthening our Void Property Team and are looking to appoint a Void Officer to play a key role in the efficient turnaround and re‑letting of council homes across Carmarthenshire. This is a hands‑on operational role, focused on managing empty properties (voids) from vacation through to re‑let, ensuring works are delivered safely, to the required standard, and within agreed timescales and budgets. You will help bring homes back into use quickly, supporting the council’s commitment to providing safe, compliant, and high‑quality housing for residents. The role involves close working with internal teams, contractors, and stakeholders to ensure void works are well‑coordinated, compliant and deliver value for money.
What you’ll do:
- Manage the end‑to‑end void process, coordinating inspections, ordering works and overseeing repairs to ensure properties are ready for re‑let as quickly as possible.
- Carry out property inspections to assess condition, identify required works and prioritise actions based on health and safety, compliance and lettable standards.
- Specify and schedule void works in line with council standards, budget controls and relevant housing legislation and guidance.
- Liaise with contractors and internal service teams to ensure works are delivered on time, to specification and to agreed quality standards.
- Monitor progress and quality of works, undertaking site visits and inspections at key stages.
- Ensure all void properties meet statutory requirements and council policies prior to sign‑off and handover for letting.
- Maintain accurate records, update systems and contribute to performance monitoring and continuous service improvement.
About you:
- Has experience working in housing, property maintenance, repairs, or a similar environment, ideally with involvement in void or empty property management.
- Has sound knowledge of Welsh Housing Quality Standard, health and safety requirements and housing compliance.
- Is well organised, able to manage multiple properties and priorities while meeting challenging turnaround targets.
- Communicates clearly and professionally with colleagues, contractors, tenants and other stakeholders.
- Has a practical, solution‑focused approach and takes pride in delivering high‑quality outcomes.
- Is motivated, reliable and committed to learning, development and improving services for residents.
Level 3 - You will need a good level of conversational Welsh. Reasonable support can be provided on appointment to reach this level.
