About the Role
We are seeking a highly organised and commercially focused Quantity Surveyor to join our Land Led Affordable team within Bancon Construction. In this role, you will be responsible for carrying out all aspects of surveying and commercial management, from development appraisal through to post‑completion Final Account. You will support the delivery of high‑quality, profitable developments by ensuring robust cost control, accurate reporting and effective subcontractor management.
Key Responsibilities
- Collate tender documentation, analyse tender returns and prepare tender reports with recommendations for Director approval.
- Negotiate, appoint and oversee subcontractors, including measurement, payments, and final accounts.
- Contribute to the procurement of major material purchases and liaise with the Buyer where required.
- Prepare and maintain up‑to‑date contract documentation, scopes of work, daywork processes and site instructions.
- Carry out interim (monthly) valuations and development final accounts on affordable contracts.
- Value all variations using appropriate methods to optimise commercial return.
- Undertake monthly cost and profit reporting, including CVRs, cost‑to‑date analysis and cost‑to‑complete forecasts.
- Communicate commercial performance clearly to the Project Team and Directors.
- Support the overall management of each project to ensure profitability is maximised.
- Prepare, monitor and update development cashflows and WIP reports.
- Prepare, record and monitor labour targets for both direct labour and self‑employed labour.
- Attend weekly site visits and work collaboratively with the site management team.
- Attend DTM’s, progress meetings and all meetings requiring commercial representation.
- Ensure efficient management of road bonds, Scottish Water vesting and associated processes.
- Assist in maintaining standard build costs and contributing to ongoing cost analysis.
- Manage reimbursements from utility providers, material suppliers and other third parties.
- Contribute to the training and development of junior commercial team members.
- Prepare new development land appraisals and complete updates as required.
- Assist with setting up project filing systems, ensuring accurate and accessible records (including electronic documents and emails).
