We have an exciting opportunity for a motivated, focused, and experienced Property Manager with a strong work ethic and excellent customer service skills to join our friendly and hardworking office team based in Liverpool.
This role requires an organised, proactive, and confident candidate with extensive office and property management experience, enthusiasm, and a keen desire to develop their skills and knowledge of the property industry. About the Role
Duties and responsibilities include:
Acting as the main point of contact for customers, managing your own portfolio of HMO and single-let properties
Efficiently managing your diary, coordinating with the team to ensure office cover is always available
Coordinating, scheduling, and managing repairs and reactive maintenance for your portfolio
Organising and conducting periodic, check-out, and inventory inspections, assisting tenants throughout the process
Managing contractors: obtaining quotations, issuing work orders, and processing invoices for completed works, as well as carrying out maintenance quality checks and site surveys
Producing weekly and monthly compliance reports; ensuring property compliance certificates are up to date and arranging renewals as required
Managing deposit claims, informing tenants, and negotiating agreements where possible
Handling deposit disputes and submitting evidence via the DPS website
Assisting with tenant arrears collection: chasing payments, liaising with landlords, and serving eviction notices when necessary
Serving relevant section notices to tenants
Managing general property-related enquiries
Completing any other delegated tasks to support smooth site and office operations
Onboarding and offboarding properties and clients as needed
Candidate Requirements
Minimum 2 years’ experience in a similar role, including HMO and student lettings
Strong understanding of lettings/property management processes and current legislation changes, plus general property legislation knowledge
Self-motivated with the ability to work on your own initiative
Keen interest in Property Management and Lettings
Proficient in Microsoft Office and computer literate
Desire to be an integral part of a thriving team
Excellent verbal and written communication skills
Full driving licence and use of own car
Confident and professional telephone manner
Excellent time management and organisational skills
Strong attention to detail and ability to follow processes
Knowledge of the local area is preferable
Willingness to work additional hours when needed to maintain exceptional service standards
