We are seeking a diligent and experienced Fire Damper Maintenance Supervisor to join our team, responsible for ensuring the optimal performance and compliance of fire and smoke dampers within a portfolio of commercial properties. The successful candidate will play a critical role in maintaining fire safety systems, adhering to relevant British Standards (e.g., BS 9999, BS 7671 for electrical aspects) and industry best practices. This role requires a strong understanding of HVAC systems, fire safety regulations, and excellent diagnostic and repair skills.
Key Responsibilities:
- Inspection and Testing: Conduct routine inspections and testing of fire and smoke dampers in accordance with relevant British Standards (e.g., BS 9999) and manufacturer guidelines. Visually inspect dampers for damage, corrosion, proper sealing, and accessibility. Functionally test dampers, including drop testing and confirming full closure. Verify correct operation of associated actuators, linkages, and controls.
- Maintenance and Repair: Carry out planned preventative maintenance (PPM) on fire and smoke dampers. Diagnose faults and carry out necessary repairs, including replacing faulty components (e.g., actuators, fusible links, springs). Lubricate moving parts and adjust mechanisms to ensure smooth operation. Clean dampers and surrounding areas to prevent obstruction.
- Compliance and Documentation: Maintain accurate and detailed records of all inspections, tests, maintenance activities, and repairs performed. Generate reports on damper condition, identifying any deficiencies or non-conformities. Ensure all work complies with current fire safety legislation, British Standards, and company procedures. Assist in preparing for and participating in fire safety audits.
- Fault Finding and Troubleshooting: Respond to service calls and diagnose issues related to fire damper malfunctions. Implement effective troubleshooting techniques to resolve problems efficiently.
- Client Interaction: Communicate effectively with property managers, building occupants, and other stakeholders regarding work schedules, findings, and necessary actions. Provide expert advice on fire damper maintenance and compliance.
- Health and Safety: Adhere strictly to all health and safety regulations and company policies, including carrying out risk assessments for all work undertaken. Utilise appropriate personal protective equipment (PPE) at all times. Work safely at heights and in confined spaces where required.
- Continuous Improvement: Stay up-to-date with the latest industry standards, technologies, and best practices in fire damper maintenance. Participate in ongoing training and professional development.
Qualifications and Experience:
Essential:
- Proven track record of leading teams of contractors in the delivery of fire damper inspection, testing and maintenance contracts.
- Proven experience (minimum 2-3 years) in the inspection, testing, and maintenance of fire and smoke dampers in commercial properties.
- Strong understanding of relevant British Standards (e.g., BS 9999, BS 7671 for electrical aspects where applicable).
- Demonstrable knowledge of HVAC systems and their interaction with fire safety components.
- Ability to read and interpret technical drawings and schematics.
- Excellent diagnostic and problem-solving skills.
- Proficient in using maintenance management software and tools for documentation.
- Full UK Driving License.
Desirable:
- Relevant vocational qualifications (e.g., NVQ in Fire Safety, HVAC, or Mechanical Engineering).
- Formal training and certification in fire damper testing and maintenance (e.g., from recognised industry bodies).
