Job Description
JOB TITLE: Mechanical Pre-Contracts Manager\\nRESPONSIBLE TO: Mechanical Services Director\\nCOMMERCIAL OFFICE INTERIORS BACKGROUND ESSENTIAL\\nStrong HVAC Experience required\\nOFFICE BASED ROLE\\nGENERAL RESPONSIBILITY:\\n• Undertake initial design and capture / create the scope of the project.\\n• Undertake detailed design & coordination.\\n• When utilising design resources, work closely with the senior & junior design engineers in producing a ERs and building regulations compliant mechanical and public health designs.\\n• Production of detailed tender bids.\\n• Attend mid and post tender meetings and post tender control.\\n• Interface with both our existing and prospective new clients.\\n• Day-to-day management of the tender process to ensure standards are maintained and deadlines are met until the project is handed over to Construction.\\n• Working in an integrated M&E team.\\n• Undertake site surveys.\\n• Organize mechanical and public health services validations.\\n• Review junior members of the estimating team’s work and help them develop.\\n• Work closely with the procurement department and provide them with technical support where required.\\n• Provide support to the Construction department when relevant queries arise.\\n• Where more involved CRs are requested post- handover to Construction, provide design support for the accurate scoping and costing of the CRs.\\nSPECIFIC RESPONSIBILITIES:\\n• Review the tender package, including the employers’ requirements and fully understand the scope of the project.\\n• Request any missing information or required clarification from the client team.\\n• Estimate the costs of the required mechanical services and public health services works.\\n• Obtain quotations form the sub-contractors and suppliers.\\n• Provide technical guidance and record any risks to the project.\\n• Identify opportunities for value engineering.\\n• Review and advice on project timescales and program.\\n• Communicate with the Client’s / Landlord consultants.\\n• Liaise internally with other disciplines pre-contract managers and the construction team.\\n• Provide a scope compliant tender return.\\n• Produce all relevant clarifications / qualifications and provide them as part of the tender return.\\n• Assist the design (where applicable) and make sure that the scope of the project is captured and that the employers’ requirements have been met.\\n• Review the design (where applicable) and identify any deviations from the scope of the project.\\n• Hand over the project from pre-contract to the contracts department.\\n• Comply with all company policies and procedures that relate to anti-bribery, quality, environment and health and safety.\\n• Liaise with the Client’s / Landlord’s FM team to obtain access for undertaking mechanical & public health services validations.\\n• As part of the validations process, obtain a quotation from the sub-contractors and raise a purchase order prior to commencing with of the\\nworks.\\n• Produce RAMS for the validations.\\nSKILLS / EXPERIENCE\\nREQUIRED:\\n• Excellent communication skills.\\n• 5 years experience in Mechanical and PH services.\\n• 3 years experience as a mechanical services pre-contracts manager / estimator.\\n• Understanding of the tender process.\\n• Capable of identifying risks at early stages of the project and put forward solutions.\\n• Willing and able to work as part of a team with personal skills to promote good relationships and a friendly working environment.\\n• Confident in working with MS Office.\\n• Work efficiently under pressure.\\n• Able to prioritise when dealing with multiple tasks.\\n• Pro-active and approachable, lead by example.\\n• Building Services or Mechanical Service Degree\\n• Computer literate with experience of ‘Estimation’\\nsoftware Issuing/updating tender documents via an electronic control system\\n• Thorough and efficient Wide supplier and subcontractor knowledge.\\n• Previous mechanical services design experience
