Position: Maintenance Person
Responsibility to: General Secretary
Purpose of Job: To provide maintenance on a part-time basis, approx. 18 hours per week and work flexibly be available for callouts.
Introduction: Reporting to the General Secretary and working in conjunction with other members of the maintenance team this job will be Maintenance Person with shared responsibility for Wisdom House, Abbey House, Sophia 10 The Abbey, Chez Nous 12 The Abbey and 14 The Abbey.
General Duties (this list is not exhaustive):
- Ensure safe working practice.
- Test fire alarms in Wisdom House, Abbey House, Sophia, 10 The Abbey and 14 The Abbey weekly.
- Test emergency lighting and nurse call equipment monthly.
- Liaise with the General Secretary and check Maintenance log daily for maintenance work required.
- Descale Wisdom House kitchen water boiler, clean tops of cupboard and clean air con filter every three months.
- Descale shower heads in Abbey House, No.14 and No.10 monthly, as required.
- Put out bins on Tuesdays and wash and disinfect black bins after being emptied, keep bin areas swept and tidy.
- Keep common areas and grounds clear of rubbish and occasional loading of skips.
- Maintain the DOW vehicles, check oil, water and tyre pressure. Main all these vehicles and mobility scooters, wash cars/scooters regularly as required.
- Help housekeeper of No. 14 move furniture for cleaning and use stepladder to clean glass light fittings as and when required.
- Check heating systems are working correctly, bleed radiators, set timers etc.
- Take meter readings monthly and report these to the General Secretary.
- Basic carpentry work – fixing door handles, cupboard shelves, hanging pictures, putting together flat pack furniture, repairs as and when required.
- Occasional small painting/decorating jobs as required both exterior and interior.
- Change any light bulbs as and when required.
- Clean black metal railing around building entrances.
- Keep tunnel and garage tidy.
- Clean and keep clear all gutters and drains.
- General repairs i.e. fix leaking taps, blocked sinks, blocked toilets, door locks or handles.
- Maintain in each building, a list of trades people for out-of-hours call outs as required.
- Any other tasks as required.

Person Specification: This is a varied role in which the job holder will have to be very flexible and comfortable with changing priorities whilst at all times working in a safe way in line with current legislation and guidance. The ability and willingness to be flexible and to turn their hand to anything is also essential – as is:

- Adaptability
- Able to work on own initiative and as part of a team
- Open and approachable
- Lots of common sense and a good sense of humour
