Role Purpose
The Project Manager is accountable for the successful delivery of fire protection system projects from initial planning through to final handover.
This includes ownership of project scope, scheduling, budgeting, quality, safety, and client satisfaction.
The role demands a technically proficient, commercially aware, and highly organised leader capable of coordinating multiple disciplines, managing project risks, and driving consistent high standards in compliance, service, and performance.
Key Responsibilities
- Project Planning & Initiation
- Define project scope, objectives, and deliverables in alignment with contract requirements.
- Prepare detailed build budgets and cash flow forecasts prior to work commencement.
- Coordinate project start-up meetings with internal and external stakeholders.
- Review and validate project designs, specifications, and system layouts with engineering and design teams.
- Project Execution & Delivery
- Manage end-to-end execution including procurement of materials, plant, subcontract services, and labour.
- Plan and supervise day-to-day operations on-site, ensuring project milestones are met.
- Coordinate internal resources (design, procurement, engineering, service teams) for seamless delivery.
- Ensure all works comply with applicable fire safety regulations, codes, and best practices (e. g., BS 5839, BS 7671).
- Track and report on project performance, costs, and budget vs actuals.
- Maintain accurate cost-to-complete assessments and adjust forecasts accordingly.
- Prepare and submit applications for payment, variations, and invoice requests.
- Administer subcontractor contracts, manage valuations, and finalise accounts.
- Escalate commercial risks, scope changes, or deviations promptly to senior leadership.
- Stakeholder & Client Engagement
- Act as the main point of contact for clients, consultants, and key project stakeholders.
- Maintain open and transparent communication channels to foster strong, professional relationships.
- Attend progress meetings and site inspections, providing clear project updates and documentation.
- Ensure client satisfaction through consistent quality delivery and proactive issue resolution.
- Performance, Quality & Safety
- Enforce company policies and project procedures to maintain high standards of quality, safety, and environmental compliance.
- Support or lead HSEQ audits, site inspections, and toolbox talks where required.
- Monitor subcontractor and supplier performance and address non-conformances promptly.
- Promote a culture of continuous improvement in project delivery and operational excellence.
- Provide leadership and direction to site teams, subcontractors, and junior staff.
- Collaborate closely with estimators, design engineers, and commissioning teams.
- Mentor assistant project managers, engineers, or coordinators as needed to develop internal capability.
- Represent the business at industry events, client forums, or supplier negotiations as required.
Skills, Knowledge & Experience
- Proven track record of successfully managing fire protection or building services projects (design & build or install).
- Strong budget management, cost control, and commercial contract administration experience.
- Solid knowledge of fire systems such as fire alarms, suppression systems (gas, water mist), emergency voice systems, and dry risers.
- Ability to manage multiple subcontractors and self-delivery teams effectively.
- Strong problem-solving skills and ability to handle pressure in a fast-paced environment.
- Excellent verbal and written communication skills, with a customer-first approach.
- Capable of interpreting technical drawings, system schematics, and compliance documents.
- Confident in using Microsoft Office Suite (particularly Excel, Word, Outlook); project management tools or ERP software experience is a bonus.
- Understanding of construction programmes, sequencing, and project lifecycle management.
Person Specification
- NVQ Level 3 or higher in Electrical/Mechanical Engineering, Construction Management, or related field.
- Qualifications related to fire system design or commissioning (e. g., FIA Units, BS 5839 training).
- Valid CSCS card.
- SMSTS (Site Management Safety Training Scheme).
- Full UK Driving Licence.
- HNC/HND or Degree in Engineering, Fire Safety, or Building Services.
- First Aid at Work and/or PASMA/IPAF certifications.
- Knowledge of CDM Regulations and experience working under principal contractor or subcontractor roles.
- Working in Data Centres
- Up to 10% Company Bonus Scheme (5% in Dec and 5% in Jun)
