We're currently recruiting for an experienced Disrepair Surveyor to join a well-established social housing provider based in Bedfordshire. This is an excellent opportunity for a seasoned professional with a strong background in housing disrepair, diagnostics, and defect management to make an immediate impact in a fast-paced environment.
You will be responsible for managing a caseload of disrepair and complex repair cases, ensuring all works are inspected, specified, and delivered to the highest standards - on time, within budget, and in line with legislative and contractual requirements. This role offers flexible, hybrid working, with site inspections across Bedfordshire and remote reporting as needed.
Key Responsibilities- Carry out comprehensive surveys on reported disrepair cases and complex property defects across the social housing stock.
- Prepare detailed reports, including scope of works, photographic evidence, and cost estimates.
- Provide expert technical advice on housing disrepair matters, ensuring compliance with Section 11 Landlord & Tenant Act, HHSRS, and relevant housing legislation.
- Liaise with legal teams, contractors, and residents to ensure prompt and fair resolution of disrepair claims.
- Monitor the progress and quality of remedial works, ensuring all repairs meet required standards and timescales.
- Identify recurring issues and recommend preventative maintenance strategies.
- Attend court or expert witness meetings as required to support disrepair case management.
- Proven track record as a Disrepair Surveyor, Building Surveyor, or Maintenance Surveyor within the social housing sector.
- In-depth knowledge of housing disrepair legislation, property defects, and repair diagnostics.
- Strong experience preparing detailed technical reports and schedules of work.
- Excellent communication and negotiation skills, with a customer-focused approach.
- Ability to manage workload independently and deliver results under pressure.
- Full UK driving licence and access to a vehicle (expenses paid).
- Professional qualifications such as HNC/HND in Building Surveying, RICS membership, or equivalent experience are desirable.
