The Finance Manager will play a key role in supporting the financial performance of the division by providing accurate, timely, and insightful management information. The role is critical to effective decision-making in the strategic land business, ensuring that financial controls, forecasting, and reporting support the acquisition of profitable and prudently underwritten development sites.
Working closely with the Finance Director, land buyers, and planning team, you will take ownership of the business's management accounts, budgets, forecasts, and cost control, while supporting the senior management with robust financial analysis.
What you will do:
- Prepare monthly management accounts for the business, including P&L, balance sheet, cashflow, and supporting commentary.
- Produce and maintain development cost reports, forecasts, and cashflow projections for existing and future sites.
- Support the preparation of annual budgets and regular forecasts, working closely with land and planning teams to ensure accuracy and commercial realism.
- Provide financial support to Land and Planning teams within Strategic Land, while building relationships with Housebuilding colleagues to offer insight into cost movements, margins, and risks.
- Monitor and control work in progress (WIP), ensuring accurate cost capture, valuation, and revenue recognition in line with company policy.
- Track site performance against budget, highlighting variances, risks, and opportunities, and recommending corrective actions where required.
- Assist with land appraisals and feasibility assessments, including sensitivity analysis and scenario modelling.
- Ensure compliance with internal financial controls, procedures, and corporate governance requirements.
- Support the preparation of information for year-end audit, statutory accounts, and internal reviews.
- Manage and reconcile balance sheet accounts relevant to development activity, including accruals, prepayments, and provisions.
- Liaise with non-finance stakeholders to improve financial understanding and promote a strong commercial culture across the business.
- Assist in the development and improvement of financial reporting, systems, and processes.
- Provide ad hoc financial analysis and reporting to support senior management decision-making.
- Support the business in meeting Environmental, Social and Governance aims as well as relevant objectives set within the Sustainability Strategy.
What you will have:
- Experience in a Finance Manager or Management Accountant role within housebuilding or property development, preferably with some strategic land experience.
- Strong understanding of development accounting, including WIP, cost value reconciliation, and revenue recognition.
- Qualified accountant (CIMA, ACCA, ACA).
- Strong Excel and financial modelling skills; experience with COINS or other housebuilding finance systems is advantageous.
- Commercially minded, with the ability to interpret financial data and communicate insights clearly to non-finance colleagues.
- Well-organised, detail-oriented, and able to manage multiple priorities to meet reporting deadlines.
- Confident communicator with the ability to challenge and influence where appropriate.
- Proactive, hands-on approach with a continuous improvement mindset.
