Colby River Property Management are seeking a General Manager to oversee the day-to-day running of their community at Forbes Place in Aberdeen. This development of 292 build to rent apartments and townhouses brings a combination of private and corporate lets to the management portfolio. We are looking for a manager who excels in team management and leadership, customer service, budget control and overall property management to retain the high standards of occupancy and value at this top-rated development. This role will allow someone to set the standard for how the general management and service offering is delivered at Forbes Place. This role will involve a small amount of travel for training and business meetings and may also require attendance at and providing support to other sites nearby.

  • Site & Team Management
    • Lead and develop onsite team (performance, training, engagement)
    • Ensure operational efficiency and adherence to processes

  • Resident Experience
    • Deliver best-in-class customer service
    • Lead resident engagement strategy (events, community building)
    • Manage feedback loops and continuous improvement
  • Lettings & Revenue
    • Maximise occupancy and rental growth
    • Oversee marketing, leasing performance, and renewals
    • Ensure high presentation standards across units and communal areas
  • Property & Facilities Management
    • Oversee maintenance, compliance, and H&S
    • Manage contractors and service partners
    • Ensure building operations run smoothly and safely
  • Financial & Asset Performance
    • Manage OPEX budget and drive NOI
    • Contribute to asset business planning and reporting
    • Identify ancillary income opportunities
  • Compliance & Risk
    • Ensure full regulatory compliance (H&S, COSHH, housing legislation)
    • Handle insurance claims, litigation, and risk mitigation
    • Oversee inspections and safety procedures

What you will have

  • Strong residential / BTR / property management experience
  • Proven team leadership and line management
  • Experience managing budgets and asset performance
  • Good understanding of H&S, compliance, and housing legislation
  • Commercial mindset with ability to drive income and control costs
  • Strong customer service and stakeholder management skills
