Candidate is expected to ensure a facility's functionality, safety, and appearance through routine inspections, preventative upkeep, and repairs. This includes work across plumbing, electrical, carpentry, HVAC, plus general handyman tasks such as painting, fixture replacement, and groundskeeping, while following safety codes and managing work orders.
Additional responsibilities may include moving large objects, rearranging furniture, and organizing spaces to maintain an efficient and safe environment.
Duties/Responsibilities:- General Repairs: Perform tasks such as drywall repair, painting, furniture repair, and replacing broken fixtures like locks, windows, or floor tiles.
- System Upkeep: Perform minor electrical tasks (replacing lightbulbs, ballasts, outlets) and plumbing repairs (unclogging drains, fixing leaking faucets and toilets). Major repairs will be completed by contractors; the candidate will coordinate the contractor’s arrival and access to the building, monitor work, and report/document the work that has been performed.
- Preventative Maintenance: Conduct routine inspections of HVAC systems, fire/smoke alarms, and mechanical equipment to identify and resolve issues before they escalate.
- Groundskeeping: Maintain the building’s exterior areas, including landscaping, snow removal from walkways, and managing lawn care with our contracted mower.
- Custodial and Logistics: Perform heavy cleaning tasks, move furniture for office setups, and manage inventory of supplies needed to maintain the building.
- Documentation: Maintain accurate logs of all maintenance activities, inspections, and material inventory.
- Additional Tasks: Ensure building cleanliness and organization, supervise ongoing construction or renovation projects as needed, pick up parts and supplies as needed, perform other duties as assigned, and conduct deep cleaning tasks when required.
- Technical Knowledge: Proficiency in using hand and power tools (drills, saws, wrenches, etc.). Basic understanding of building codes and OSHA safety regulations. Candidate will be required to attend a 10-hour OSHA safety training.
- Physical Ability: Ability to lift 50-100 lbs., stand for extended periods of time, and work from ladders or in confined spaces.
- Problem-Solving: Strong troubleshooting skills to diagnose mechanical failures and determine the most cost-effective repair method.
- Customer Service: Excellent interpersonal skills for professional interaction with tenants, supervisors, and outside contractors.
Schedule: Must have flexible availability, including weekends & private events.
Physical Requirements: Must be able to lift 15 pounds at all times. Must be able to access and navigate all areas of the facility.
