Dalkia UK are looking for a Commercial Manager to join our commercial team to work across our PFI contracts. We are looking for someone who is based in the Manchester area as you will be working regularly out of our Manchester office in the Trafford Park area.
To provide commercial management support to the business in order to maintain its long term profitable growth and to manage and minimise commercial risks. The Commercial Manager will work closely with Account / Contract Managers and Contract Support on FM contracts, Project Managers on Projects, the Business Development team on new bids as well as the Senior Leadership team on any business initiatives. The role will also have interaction with many customers and suppliers. This role will cover all aspects of the business including technical maintenance services, facilities management, reactive works, small works, projects and energy initiatives.
Main Responsibilities:
- To support the commercial performance of the business by managing key commercial issues. This will include areas relating to payment mechanisms and processes, WiP and debt, change control, cost control / recovery, scope compliance and the achievement of commercially healthy and profitable contracts.
- Monitor that key contractual obligations are being met, including service-level agreements (SLAs) and key performance indicators (KPIs) and identify and mitigate risks related to contract terms, disputes, or compliance.
- Further, develop and implement commercial strategies aligned with the company’s goals and identify opportunities for growth within existing contracts.
- To analyse commercial issues and to articulate, advise, influence and motivate stakeholders, both internal and external, to achieve the best commercial solutions for Dalkia.
- To ensure correct governance, including cost build up and margin policy, is adhered to in respect of new bids (PPM or Projects) in line with Company governance procedures and that appropriate records of such governance are in place.
- To review all contractual terms and conditions against established business parameters, including the commercial redlines, for new business opportunities, existing contract retenders and projects identifying key commercial points and all unacceptable provisions.
- This includes the preparation of a contractual summary as part of tender sign-off process and for contract signature.
- To achieve a signed contract document on the best possible terms and on a timely basis whilst maintaining a good customer relationship for new or renewed contracts.
- This will include leading the negotiation where necessary and interfacing with business development and business units teams as required.
- Update and maintenance of the Contract Database including renewals, extensions, changes and expiry or terminations as applicable.
- To assist with the reporting of revenue, costs and margin performance for contracts by revenue stream (PPM, Extra Works and Projects) on a monthly basis to ensure the contracts are being commercially traded in line with company procedures and in an accurate manner.
- To ensure Account / Contract Managers and Contract Support follow established processes for the commercial management of each contract, including, but not limited to, invoicing, order placement, WIP management, projects, processing supplier invoices and budget/forecasting.
- To provide education and training to the business in the form of individual 1-2-1 training, presenting at team meetings and running training sessions in order to improve the overall commercial awareness of the business and to promote compliance.
- To promote best practice with suppliers. This will include order placement, compliance with preferred suppliers and supplier related commercial management issues.
- Other issues as deemed necessary by the Commercial Director or Senior Leadership Team.

Skills and Experience Required:
- Good Commercial Management skills with attention to detail.
- Ability to build client relationship skills that provide benefits for both parties.
- Negotiation strategy skills that deliver positive results.
- Sound understanding of contract terms and conditions and different contract commercial models including cost plus, fixed price, GMP, etc.
- Ability to drive margin improvement and understanding of financial data/reports.
- Understanding of law and legal frameworks relating to services agreements and construction projects.
- Sub-contractor relationship management.
- Ability to identify and mitigate risks.
- Good IT skills, particularly in the use of Word, Excel and PowerPoint.
- Good communication skills, written and oral, and the ability to influence and motivate to achieve desired outcomes.
- Organisational and time management including the ability to multi-task.
- Previous experience in any of the following sectors: Proven experience (5+ years) in a commercial role within the facilities management industry or a related service type industry.
- Good knowledge of FM services, contract types (e.g., PFI, TFM), and procurement processes.
- Construction Management / Quantity Surveying.
- Legal – contract law, liabilities, change control, disputes.
- Financial Management – contract P&L and familiarity with financial systems and reporting tools.
