Contract Manager

Location: Imperial College London campuses, including South Kensington, White City and Hammersmith

Reporting to: Account Director

Hours: Monday-Friday, 8:00am-5:00pm

About the Role

Dalkia UK is looking for an experienced Contract Manager to lead the delivery of maintenance services across the Imperial College London contract.

Reporting to the Account Director, you will manage planned and reactive maintenance services across a large, technically complex, multi-site academic estate operating on a 24/7 basis. You will provide visible leadership to the onsite teams, ensuring contractual commitments, safety standards and compliance requirements are consistently met or exceeded.

This is a senior, client-facing role requiring strong operational leadership, adaptability and a sound understanding of good working practices associated with mechanical, electrical and building fabric maintenance. You will also need the ability to compile KPI and SLA data for reporting purposes and communicate effectively with a wide range of stakeholders, presenting and maintaining a positive image of Dalkia.

The role would suit an experienced Contract Manager who can respond to the client's evolving requirements and lead an established team with confidence, credibility and a collaborative approach. The successful candidate will bring valuable knowledge and experience while recognising and drawing on the considerable expertise already within the team.

Main Responsibilities

  • Effectively manage the Planned Maintenance Programme and deliver a responsive reactive service within the client's buildings.
  • Provide onsite support to the wider team, ensuring that contractual commitments are being met or exceeded.
  • Identify cost efficiencies alongside opportunities to grow the contract.
  • Provide visible safety leadership and complete regular safety and quality audits.

Person Specification

  • QSHE: Fully utilise Dalkia policies and procedures to ensure a safe system of work, eliminating or mitigating risk to Dalkia staff and building users.
  • Compliance: Implement a robust regime that provides an assured level of asset compliance, actively managing any exceptions.
  • Planning: Develop a detailed knowledge of the contract to allow delivery of the required maintenance services through effective work scheduling and allocation of technical resources.
  • Operational Management: Ensure that all contract staff are conversant with business processes. Identify problematic areas through KPI/SLA performance analysis, addressing required actions.
  • Customer Focus: Maintain a customer focus within all areas of operational activities, forming and maintaining effective working relationships with the client team.
  • People: Lead, motivate and direct operational teams, demonstrating strong communication skills. Provide coaching and guidance to staff where required. Assist with recruitment and disciplinary matters.
  • Finance/Commercial: Assist with the achievement of contract revenue and profit targets, delivery of growth plans, and cost, WiP and debt reduction.

Skills and Competencies

  • Solid understanding of Health and Safety practices in an engineering environment.
  • Technical report-writing ability with high numeracy and literacy levels.
  • Team leadership and strong communication skills.
  • Practical engineering knowledge relating to mechanical, electrical or controls.
  • Practical understanding of CAFM system usage for work assignment and reporting.
  • Adaptable and collaborative leadership style, with the ability to respond effectively to changing client and contract requirements.
  • Ability to lead an established team while recognising, respecting and drawing on the knowledge and experience of others.

Required Experience

  • Managing a multi-site Facilities Maintenance operation.
  • Managing a profit and loss account within the FM industry.
  • Delivering high levels of customer service in a client-facing role.
  • Managing directly employed staff and suppliers.
  • Monitoring and controlling the performance of subcontractors.
  • Scoping small works for quotation and producing tender packs.

Qualifications

  • IOSH Managing Safely - essential.
  • NEBOSH General Certificate - preferred.
  • HNC Building Services Engineering - desirable.
  • Recognised engineering apprenticeship - desirable.
