We are currently recruiting a Property Manager to join our Lettings team on a part time basis. This role would be considered as a hybrid role, working up to 15 hours per week over two or three days (although we do have flexibility to suit the successful candidate with the hours and days).
As a Property Manager, you will be responsible for the management of all aspects of lettings properties on behalf of the client whilst they are tenanted. You will resolve any repair issues and meet all regular maintenance requirements and drive multiple revenue streams deriving from the company’s management role. You will provide Company point of contact for landlords and tenants and respond to any queries. This will require you to work closely with the Accounts team to serve as a link between them and the client for any accounts queries and issues, including managing debtors.
Responsibilities:- Fee generation from appropriate interventions with landlord and tenant.
- Responsible for the maintenance of client properties.
- Satisfy full compliance with statutory checks including gas and electrical checks and charge for these services accordingly.
- Resolve any property repair and maintenance requirements on behalf of the client and liaise with the appropriate contractors and local authorities to fulfil these.
- Review works orders and planned maintenance; ensure deadlines are met with regards to legal compliance.
- Respond in a timely manner to any property queries from landlords and tenants, via telephone and email.
- Assist landlords and tenants with any accounts queries. Work closely with the Property Management Accounts team to find the appropriate answers and resolve any issues.
- Fulfil and review routine management visits of the properties, carrying out the process from start to finish including any required repairs and follow up visits.
- Renew insurance policies for properties, as and when required.
- Provide tenant references for previous tenants and decline these where appropriate.
- Manage debtor control for tenant payments and liaise with the client to update them.
- Carry out AST renewals for fixed term lettings. Liaise with the client to come to an agreement between both parties on rent and term of renewal.
- Derive revenue from formed lease renewals.
- Carry out detailed inventory reports for check-out of properties and negotiate any deductions from tenant deposits.
- Liaise with the Property Management Accounts team regarding repayment of tenant deposits and notify them of any deductions.
- Carry out detailed and accurate inventory reports for check-in of properties.
- Compile any ad-hoc reports and analysis as requested by the Head of Department.
- Provide cover for the other Property Managers, as and when required.
