Description

DAC Beachcroft is looking to appoint a Post Completion assistant to join our Real Estate team in Manchester. The role will involve handling all post completion requirements across our clients’ Real Estate Portfolios and will include a high degree of contact with HM Land Registry, HMRC and our solicitors. You will be expected to manage a high volume of registrations ensuring tight deadlines for SDLT & Post Completion requirements are met with minimal support and assistance.

Key Responsibilities

  • Draft & submit HM Land Registry applications, including drafting of supporting forms such as AP1, UN1, AN1 & RX1.
  • Assist with requisitions raised by HM Land Registry in accordance with guidance from fee earners where necessary.
  • Submit MR01 applications to Companies House and mark charges as satisfied using form MR04 upon successful redemption.
  • Complete SDLT forms in line with the requirements of the fee earner and the documentation that has been completed.
  • Arrange payments with the Finance administration team, for example for paying Stamp Duty Land Tax.
  • Draft ad‑hoc documents as required.
  • Deal with queries and advise the fee earners as necessary.
  • Liaise with HM Land Registry and engage with updates & training offered as processes adapt and evolve.
  • Access and effectively use Companies House & the Law Society as required.
  • Oversee other applications and workloads of colleagues when other team members are on leave.
  • Renew OS1 & OS2 searches as appropriate to ensure that our clients’ priority is protected.

Skills, Knowledge and Expertise

  • Previous experience working in a Post Completion or residential/commercial conveyancing role, with a good working knowledge of post completion practice and procedure.
  • Ability to work to deadlines, prioritise own workload effectively under pressure and manage conflicting priorities.
  • Demonstrable ability to provide clear communication both face‑to‑face and on the telephone.
  • Ability to build effective, reciprocal relationships at all levels.
  • Strong IT skills, with specific experience of using Excel to an intermediate level, including data manipulation and use of V‑Lookup and pivot tables, and previous experience of using a case management system.
  • Excellent written skills, specifically regarding report writing.
  • Quality and customer‑service oriented with a concern for accuracy and an eye for detail.
  • Team‑oriented; a collegial approach to sharing knowledge and working with colleagues across locations is essential, supporting junior members of the team with tasks and providing guidance.
  • Ability to progress tasks using own initiative, seeking guidance and input from others where appropriate.
  • Committed and enthusiastic with a ‘can‑do’ attitude.
  • Excellent organisational skills and ability to prioritise and organise workload and tasks.
  • Attention to detail to deliver documents accurately.
  • Ability to work as part of a team and be flexible when assisting team members with other developments.
  • Ability to review files and pick up work quickly to meet deadlines.
