Overview
DAC Beachcroft is looking to appoint a Post Completion assistant to join our Real Estate team in Manchester. The role involves handling all post completion requirements across the business\’s large Real Estate portfolio. The role includes a high degree of contact with HM Land Registry, HMRC and other solicitors. You will be expected to manage a high volume of registrations, ensuring tight deadlines for SDLT and Post Completion requirements are met with minimal supervision.
Key Responsibilities
- Draft and submit HM Land Registry applications, including drafting supporting forms (e.g., AP1, UN1, AN1, RX1, etc.).
- Assist with Requisitions raised by HM Land Registry in accordance with guidance from fee earners where necessary.
- Submit MR01 applications to Companies House and mark charges as satisfied using MR04 on redemption.
- Complete SDLT forms in line with the requirements of the fee earner and accompanying documentation.
- Arrange payments with the Finance administration team for Stamp Duty Land Tax as required.
- Draft ad hoc documents as and when required.
- Deal with queries and advise the Fee Earners as necessary.
- Liaise with HM Land Registry and engage with updates and training as processes adapt and evolve.
- Access and effectively use Companies House and the Law Society as required.
- Oversee other applications and workloads of colleagues when other team members are on leave.
- Renew OS1 and OS2 searches as appropriate to protect our client\’s priority.
Qualifications
- Previous experience of working in a Post Completion or residential conveyancing role is essential, with good working knowledge of residential conveyancing practice and procedure.
- Able to work to deadlines, prioritise own workload effectively under pressure and manage conflicting priorities.
- Demonstrable ability to provide clear communication both face to face and on the telephone.
- The ability to build effective, reciprocal relationships at all levels.
- Strong IT skills, with experience of using Excel (intermediate), including data manipulation, VLOOKUP and pivot tables, and familiarity with case management systems.
- Excellent written skills, particularly for report writing.
- Quality and customer service oriented with a concern for accuracy and attention to detail.
- Team oriented with a collaborative approach to sharing knowledge and supporting colleagues across locations; comfortable guiding junior team members.
- Ability to progress tasks using initiative; seek guidance and input when appropriate.
- Committed and enthusiastic with a can-do attitude.
- Excellent organisational skills and the ability to prioritise and organise workload effectively.
- Attention to detail and ability to deliver accurate documents.
- Ability to work as part of a team and be flexible in assisting team members with other developments as required.
- Ability to review files and pick up work quickly to meet deadlines.
